Car-free Condo?

Then again, I don't even think this is an issue. Nor do I think it should be controversial. In fact, I would think it would be an amazing achievement for any city to be able to house a condominium with enough demand for no permanent parking.

Maybe the media and the city are making it more "controversial" than it actually is or needs to be.

Lots of people are living downtown already without a car. As I said, most of the people I know are living this way, and in fact have been so for years with no plans to change.

I agree - if you want parking, just don't buy in this building. There are plenty of other condos downtown.

i hate that it's all bachelors and 1 bedroom units ... you know they're all going to be shoeboxes of under 600 sf ... probably from 350 - 550 sf.

i wonder if they would accomodate multiple units for 2 bed + units?

They will be small units, but as far as I know, 'knock out' panels will be used to allow people to convert two units into one.

There are some serious misconceptions about parking.

1 - the city decides how much parking to allocate. Right now they ak the builder to build 0.3 spots for bachelors, 0.5 for 1-beds and 0.7 for 2-bed (approximately).

2 - most builder won't sell parking for units smaller then 700 sq ft

3 - most buyers of units smaller then 700 sq ft don't have a car and don't have a need for a parking space

4 - guest spots are also controlled by the city and Committee of Adjustments at some cases

I live downtown, I am a Realtor and DO NOT own a car... it's a thing of beauty. Sadly I'll have to stop cycling pretty soon and be at the merci of Adam Giambroni's bureaucratic and archaic (and smelly) TTC, but that's a different story all together.

ps. PlazaCorp sells a parking spot with virtually ALL of their 1+den or larger units...

Torontonians shopping for a condominium place a premium on garage appeal, according to TD poll

It won't work. There was a car-free craze in Europe like 20/30 years ago, and it failed miserably. People want parking.

If the development in question could afford (structurally) to add more parking, they would. Since they cannot, they're doing their best to spin.

Car stackers/lifts are the way to go. Developers make cash off parking spots, so it seems like having more would be common sense.

you missed the following part of the article:

Parking is less of an issue downtown, where many buyers have access to the subway, says Jamie Johnston, a condominium specialist with ReMax.

but i don't think there should be no parking spots ... it is spin as you say.
