Hi Folks, spending January focusing on Writing Profitable Investment Strategies with Pre-Con. Here's another question. How do you determine a quality builder?

Do you visit other construction sites
Pro: See if builder runs a tight ship with a clean site
con: builder may have a different set of trades at your site, impossible to monitor your site 24/7

Do you visit newly completed buildings
pro: get to see their recent work
con: you see a building that is still going through its growing pains with issues left to be fixed

Do you visit older buildings, review status certs, condo minutes
pro: get a great sense on builders customer service skills, after sales care, and see if they take pride in their buildings
con: what if the condo board is inept at managing the building and the issues are not the builders fault

do you go to third party sources (Forums, JD Power, previous residents, agents)
Pro: get valuable first hand experience
con: people may be biased or sample size too small


So the question is again: How do you determine if you are buying from a good builder to ensure your unit meets or exceeds your expectations for quality
