This application proposes to rezone the property at 997 Lansdowne Avenue from
industrial to residential uses. The application also seeks to build a two-storey addition and
make interior alterations to the building. The proposal includes 10 residential rental units
with 2 parking spaces. A zoning amendment application was also submitted for the
adjacent property known as 995 Lansdowne Avenue, which is being reviewed
concurrently with this application. Please refer to File No. 12 146 750 STE 18 OZ for the
995 Lansdowne Avenue application.

Proposal
The applicant proposes to redevelop the site at 997 Lansdowne Avenue with 10
residential units and a total of 817.01 square metres of residential gross floor area
(including the basement GFA). There are 3 one-bedroom units and 7 two-bedroom units.
The height of the proposed building is 4 storeys and is 11.9 metres high. The total density
of the proposal is 2.92 times the lot area (including the basement GFA). A total of 2
parking spaces are proposed, and are to be accessed from the rear lane.

Yeah, unfortunately this was missing middle gone ugly. It's like they tried to fuse in EIFS influence of the loft conversions across the street on Lansdowne with McMansion stone concepts.
 
Did they even use an architect? I hope the quality of the architecture of missing middle projects will improve over time as the collective abilities of the small developers improve, this looks very amateurish. The quality of custom homes in my parents neighbourhood in SE Oakville wasn't the greatest when the custom homes first took off, but over the course of the 20 years since the standards have definitely been raised.
 
I believe the architect here was Victor Rosa, who typically does suburban homes. There's examples of better designed missing middle housing in the city. The parties involved here just lacked the initiatives.
