This application proposes to rezone the property at 997 Lansdowne Avenue from
industrial to residential uses. The application also seeks to build a two-storey addition and
make interior alterations to the building. The proposal includes 10 residential rental units
with 2 parking spaces. A zoning amendment application was also submitted for the
adjacent property known as 995 Lansdowne Avenue, which is being reviewed
concurrently with this application. Please refer to File No. 12 146 750 STE 18 OZ for the
995 Lansdowne Avenue application.
Proposal
The applicant proposes to redevelop the site at 997 Lansdowne Avenue with 10
residential units and a total of 817.01 square metres of residential gross floor area
(including the basement GFA). There are 3 one-bedroom units and 7 two-bedroom units.
The height of the proposed building is 4 storeys and is 11.9 metres high. The total density
of the proposal is 2.92 times the lot area (including the basement GFA). A total of 2
parking spaces are proposed, and are to be accessed from the rear lane.
