This project is one of about a dozen projects that are awfully similar in the Northdale area of Waterloo, some are on Urban Toronto some aren't. For the vast majority of these projects they are midrise and have been utilizing precast, typically supplied by Stubbes. The primary target is students from Laurier and Waterloo as is the case for the vast majority of projects in this area.
The project required a zoning bylaw amendment which was submitted in 2018. The original proposal was for a six-storey building with 124 units residential units containing both 1 and 2 bedroom units (151 bedrooms in total). Back then it was to have 63 parking spaces. Since then unit counts have changed, now there is 115 units in total, still containing 1 and 2 bedroom units but a total of 143 beds.
The architect on this is Decode Architects, planning was done by MHBC, WalterFedy is also involved in this in some capacity. The Construction Manager on this one is Melloul Blamey.
The project is being developed by LeHomes, who are based out of Vancouver.
The original building back in 2018 looked like the below render, it's still relatively similar but right now it is devoid of the colour.
