We don't do threads strictly about designation all that often, but as these are some rather prominent properties on Yonge just south of 'The One' it seemed noteworthy to me) .

The above properties are set to be designated, with the applicable report at the next meeting of Preservation Board.

I played around with a massing model........

I'm not sure what Kingsett could pull off here.

I get around a 600M2 floor plate with 20M separation from the south, west and north-west, and directly abutting the lowrise portion of 'The One'.

Maybe one could be a bit more aggressive, but I don't see getting to 700m2 here. Very tight site to build on too.

I think KingSett owns most of these shops on Yonge, all the way down to College / Carlton.

@Northern Light @ProjectEnd To you two who are more informed, are there regulations where the property firms need to maintain the outside of the buildings? These shops are so run down sometimes, they look ill-fitted for the Toronto version of the Magnificent Mile.

Beyond the life safety standards prescribed in the code, not really, no.

I would add one fine point, IF a building is designated, AND there is a development application on a site, the City may have entered a legally binding agreement with the owners that is enforceable in court.

However, that is not a given; and in any event would only apply in the prescribed situation above.

Thanks both. That's unfortunate. Some of these buildings are real gems from era passed. With some maintenance, they can really shine....
 
I hope these get designated. If KingSett or whoever eventually develops them, I think a good model is the restoration of the buildings on the west side of Yonge between Cumberland & Yorkville.

Sometimes I cannot tell if Kingsett actually wants to develop them or flip them. But it does seem like they will do the Cumberland Terrace - that one is prolly the more profitable and high profile one.
 
Well, with a holdout I can't imagine putting anything substantial on the site - and I am not sure how much you can put in even with it given the context. It would be nice if it can be redeveloped along with the Charles St. Promenade.
