why is IBI doing something this small? seems funny to me.

This isn't too bad. Although, I would have looked for a way to resolve the roof motif without the tile textured look facing Bathurst. And ideally if the grade level format could have been more urban engaging such as including a retail unit.

Black standing-seam aluminum roofing would look much better and more appropriate than the cedar shake/asphalt shingle material for that mansard roof portion. Also to add, black framed windows and doors. This looks a tad suburban to be on Bathurst.

Awful. Even if it weren't replacing what is already a fine, though neglected building. Perhaps developers could attempt some creativity? Add units to the backyard instead and put a green roof on top and it would be a vastly more desirable property than this schlock.

In terms of how the grade level meets the street, I would've preferred if they went with a retail unit. An example of a recently completed, comparable narrow lot property along Dundas West (east of Ossington). I believe this is a front add on though, instead of a full rebuild.
