A new entry on the Lobbyist Registry for this one.

Don't let the quaint name fool you, this is the southeast corner of Kipling and Eglinton.

It's currently filled w/2-storey rental townhomes.

I feel confident this will not be an infill proposal.........but redevelopment.

This site is unusually large if treated as a new build at over 1.1ha/2.6 acres

The existing height precedent across Kipling is 13s; but this will probably be an MTSA with the Crosstown station, as such this may well reach for a new precedent height.

The challenge for the site is that it's directly abutting so many single family homes on one side, City parkland to the north, and contains a large number of mature trees on the private lots itself, particularly on the Kipling frontage:

Aww man. I'm all for redeveloping and intensifying underdeveloped land, especially near major streets, but emotionally (and admittedly illogically) I'm against whatever is being considered to replace this unique complex. Full disclosure with regard to my bias - this is where my father rented his first apartment upon immigrating to Canada in 1963.
 
Wow i never thought this day would ever come.

Depending on what's proposed, it could fix 1/4th of the screwed up planned mess on Kipling & Eglinton. The other 1/4th (woodland) should be ok hopefully, but i'm afraid the remaining 2/4ths are complete write-offs. I would love to see a developer come along and buy out the northeast quadrant and fix the complete mess that's there right now.
 
The parkland between this site and Eglinton will be gone. The newest crosstown west plans show Eglinton shifting through this ROW so that the station sits in the middle of the existing road, saving the NW woodlot. Starlight has done a nice job renovating their significant building stock not far away along Weston Rd.

Actually if you take a look at the latest plan, it doesnt show that shift in Eglinton really happening to the degree it was initially proposed, and there will be station infrastructure built on the woodlot itself.

The Metrolinx blog says that it's this hybrid version that's moving forward into the design phase…

…so the road is to move south apparently.
