Condor Properties (though its subsidiary, Kingknoll Developments) is looking to redevelop College Plaza, at the southwest corner of Steeles Avenue and McLaughlin Road, and is seeking a MZO, along with the city's endorsement of that MZO. The proposal is for a residential development with commercial uses at ground floor, including a new supermarket.
There would be 1,227 residential units (221 studio, 675 one-bedroom, 189 two-bedroom, 127 three-bedroom).
See 11.4 in the Planning and Development Committee agenda here.
College Plaza is a busy strip mall, with Wendy's, Tim Hortons, a large Rexall pharmacy (which used to be a small Mr. Grocer/No Frills), and several independent and chain restaurants that get a lot of their business from the nearby Sheridan College campus (which is now the largest of the 3 campuses). The only thing that surprises me is the significant reduction of commercial space.
