I've been the Whitby one quite a few times, they are nothing but complete failures from a commercial retail perspective. Not surprised Quadreal is demoing it. Everyone basically just avoids the restaurant space and goes right to the cinema. The densities are too low as well so the large pedestrian spaces between the restaurants feel empty and actually quite eerie.
 
I've been to the Oakville one once maybe 3 years ago, and it seemed more successful than the Whitby one from that snapshot of experience. Still not anything crazy though.
 
Important to remember about this, the Cinema here is dead; this is the former AMC; so the remaining retail, meant to serve the cinema-going audience is stranded and without its anchor draw.
 
It's funny, they're still building these in lots of places in the US. The last two new-ish ones I've been to are in Columbus (hilariously awful but typically pretty busy) and Glendale (a locus of activity and actually not half bad when there is a hockey or football game; completely barren and windswept otherwise).
