Location
Ward 13 - Toronto Centre
Originally the site of the Gummed Papers factory, which controversially torn down in 2008 while the property was working through the heritage review process.

After years of proposals coming and going for this site - usually consisting of townhouse developments - it looks like something will happen soon.

A little out of the way compared to other downtown-adjacent Brampton projects in the pipeline, though Peel Living operates a lowrise seniors apartment building and townhouse complex to the south, with a small plaza in between. Transit isn't bad, with Queen Street just two blocks north, and just within walking distance to the GO Station, especially if the OBRY ROW (which it sits beside) becomes a path.

TORONTO – June 14, 2021 – NYX Capital Corp. of Toronto has sold their
Henderson Townhomes project in Brampton, ON. Purchase price and buyer have
not been disclosed.

The 374,000sf residential development includes 152 back-to-back stacked
townhomes and 250 apartment units. Located near downtown Brampton, this
property has easy transportation access to Highway 410 and Queen St. E. with
public transit available on McMurchy Ave. S. and the Brampton GO Station less
than a one-minute walk north. Nearby amenities include the Brampton Memorial
Arena and Park, Flower City Community Campus and Chris Gibson Recreation
Centre, all within a 15-minute walk.

Said NYX Capital’s CEO Yashar Fatehi, “Our team worked tirelessly to re-zone this
7.7-acre industrial land site to residential, to develop a vibrant new community in
Downtown Brampton. Thanks to our team, the City of Brampton’s Planning Staff
and the Councillors who through their support made this happen. The project is
expected to break ground this summer and we are excited to see families move in
very soon.”

Where do you live?

"Downtown Aura"

Oh nice what floor you must have a sweet view?

"First floor, nice hydro poll in front"

I passed by here today. The crane is gone, the concrete foundation is in, but there’s no other work going on right now. Odd.

Hmmm, website for the project is still up, and seems current to Dec '22.

I did a little digging and it appears that Umbria is looking to sever the Downtown Aura property to allow for a Phase II, consisting of a 13-floor residential building at the foot of Haggert Street.

The eventual OBRY trail conversion would improve pedestrian access to what would otherwise be an awkward property.

So it appears all is well. Perhaps with the crane gone and the foundation complete, they’re waiting for the above-ground contractor to begin work.
