Pretty strange place to build an 8 storey Office bldg.:eek:

Perhaps the developers see that the area is ripe for rejuvenation. That area has changed very little in decades. It's located just around the corner from a stop on the Bloor line, it's close to all the new stuff happening a block or two below in and around Sterling and it's very close to the steadily densifying north High Park area. Plus it's only 8 stories proposed. In short, it's probably a timely move. Man, that 'hood could use some new stimulation.
 
That pocket around Wade has traditionally been industrial, so this will definitely be a new change. The future proposal for the TTC lands along Lansdowne, north of Paton should be a strong catalyst of rejuvenation for the overall area.
 
The future Bloor/ Lansdowne GO Station on the Barrie Line will have an exit at Wade Ave. to allow passengers to transfer to Lansdowne Subway Station
 
Close to GO, TTC, the Railpath, near cool clusters of commercial on Bloor and Wallace... I can see this being a desirable spot for an office with a younger workforce, whether tech or design or what have you. Ubisoft and Freshbooks are both nearby.

And three excellent (quite hipster) coffee shops a stone's throw away, some great restaurants popping up, and one of the coolest semi-illegal live-work/artists' studio spaces in the city right there on Wade.

The upward movement has most definitely already begun, and more office space here would be a good catalyst to ensure it continues.
 
Yeah, that building on Wade is a storied place. I've known so many people who have lived there over the decades. Good friend of mine is still there, over two decades now. Lots of artists and musos, dealers and miscellaneous creatures of the night. Crazy place. Mind you, Lansdowne & Bloor used to be pretty damned raw. Not so much now, thankfully.
 
I've often wondered about that building on Wade. It's so incredibly ugly, neglected and sketchy looking. I think there's currently some renovation work going on, but nothing can save that dump.
 
very low parking ratio.. all surface parking under the building, presumably to avoid digging up an extremely polluted site.
 
Zoning By-law Amendment to facilitate the development of an 8-storey office building, with a total GFA of 13,473 square metres. The ground floor will allow for up to 500 square metres of GFA for an eating establishment or retail store. 34 parking spaces will be provided at-grade, as well as 114 long term bicycle parking spaces and 6 short term bicycle parking spaces. The site is located immediately east of the CN-owned rail corridor of the GO Barrie line, which will be elevated in the future by Metrolinx as part of the Big Move's Regional Express Rail initiative, north of Bloor Street West, and one block west of the Landsdowne TTC station near Bloordale Village.
