Most Sheppard lots are about 100ft deep in this Sheppard Avenue Commercial Area Secondary Plan which typically allows for about 5-6 storey based on 45 degree transition from rear property line,.... here Sheppard height is limited from height of adjacent Sheppard properties

Yes and no - the apartment buildings of that era generally are awful at meeting the street appropriately.

I agree, but the proposed glass cladding will be quite monotonous next to the office towers to the west.
