Proposal for a 12 storey mixed use development containing a total of 274 residential units with a total gross floor area of 23781m2, of which 22.92m2 would be for residential uses and 1000m2 would be for non residential uses. The proposed development would have a residential density of 5.07 times the area od the lot and a commercial density of 0.23 times the area of the lot, resulting in total FSI 5.41. The proposed development also includes 490m2 of indoor amenity space and 545m2 of outdoor amenity space.

I don't particularly like the renderings here. Also, if Scoop Phase 1 isn't selling so well (rumour) then I suppose getting a jump start on Phase 2 suggests they want to get out of here quick.
 
Scoop 1 is selling slowly but steadily. Graywood has the ability to absorb a slower sales period, especially if they see a future in the area (which a second phase suggests they do).
 
I vaguely remember seeing somewhere that Graywood also own the parcel of land along St. Clair, east of Osler. So a fair chance there could be a third phase in the future. The area west of Caledonia has cleaned up considerably ever since the 11 Division police station conversion was complete on Davenport several years ago. Intensification along this stretch of St. Clair will help improve the barren streetscape and hopefully boost more retail interest in the future.
