Just noticed some lobbying on this one, so looked it up.

I believe the render posted by @AlbertC is the current one as this (below) is what's on file in the most recent, December '22 Arch. Plan:

I'm basically ok w/this ..........but I would prefer the black facing stopped at the 4th floor to create the illusion of human scale, i would also extend it to the entire facade below the 4th floor. I assume someone thinks this is a 'break up the massing' trick........ it doesn't work. By going six floors high w/the black cladding it actually makes it seem bulkier than it is.

Not a bad first try, refine and get back to me.
 
While CityPlanning states this Subject Site is subject to Central Finch Area Secondary Plan (limit to 4-5-storey depending on lot depth, about 2.0FSI, 45 degree angular plane to protect Single Residential House Neighbourhoods),... CityPlanning will ignore their own Central Finch Area Secondary Plan rules,.... and will likely recommend approval for this Development Application/Proposal pretty much as is,... with possibility of 12-storey chopped down to 11-storey.

I've stressed that currently, the Central Finch Area Secondary Plan and surrounding Single Residential House Neighbourhoods only have Family Units of 2+Bedrooms since it has always been designed as Family Oriented Neighbourhood. It does not have any Stacked Townhouses.
- I reminded CityPlanning of 57-63 Finch Ave West (Nova Towns), where City approved 4-storey with 70 units - mainly 1-BedRoom Units introducing Stacked Condos into area,... but Edithvale Yonge Community Association and Cllr Filion appealed to OMB (not on massing) and got the 70 units Stack Condo converted to all Family Units of 42 2+Bedroom Units arguing that Central Finch Area Secondary Plan area is Family Oriented Neighbourhood and only Family Residential Units should be allowed - NO Stacked Condos! Reducing Unit count, reduces Adults and introduction of more Children ensure distribution of Traffic is more distributed throughout the day VS Stacked Condos full of Younger 9-5 workers. If you want 1-BedRoom Unit, there's plenty available along Yonge Corridor in North York Centre Secondary Plan.

Also, it doesn't seem this Applicant - Regency - has ever built anything,... they're Chinese Mainlanders, seems more focused on UpZoning-To-Flip,... so just like at EastWay's 172 Finch West, the site will be demolished and then fenced off for decades,....
