The Lobbyist Registry suggests something is contemplated for the above properties.

These are on the more northerly portion of St. George, and there are apartment building forms to the immediate north and slightly south.

The more southerly property 262-264 is noted by the Architectural Conservancy of Ontario and dates from 1893.

Site as it is (2019) per Streetview:

Site size ~ 17000ft2

Max. Height precedent: 11s

Heritage: No designations, but 262-264 is listed, as is 260 to the south.

Observations:

Probably an ask for facade and return retention/restoration for 262-264 (the more northerly half of this duplex has been materially altered and whether it can be property restored not known)

260 to the south will be rendered undevlopable. An LDA may be required.

10M on the other side of the lot line to the north. Adequate for low or mid-rise heights for separation purposes.

Thanks! St. George is an interesting street as it is fairly busy and has a mix of heights, built forms and styles. It is prime for a lot of redevelopment and has potential as a retail address.

I recommend this stretch for a morning walk as it is rapidly changing with numerous multiplexes going up.
