The purpose of the Official Plan and zoning by-law amendment application is to permit the redevelopment of 4 & 6 Tippett road with two buildings separated by a private road. The south parcel is proposed to consist of a 16-storey residential building, while the north parcel is proposed to contain and 16-storey mixed use building joined by a shared base building. The density here is actually quite respectful - I like it. A lot of the lack of towers has to do with the height restrictions from Downsview, but still.

Very clean geometry and detailing; no-nonsense. I think this would be me favourite RAW project if it went ahead as depicted.
