Edit: thoughts I'd like to add:

1) BIG fan of this, and think this should be done everywhere in the city. 24 units is a drop in the bucket for a local neighbourhood, but if repeated over 30 or 40 properties city-wide, we would see an additional 720-960 units come online pretty quickly. It also fits in perfectly fine, and is a similar built form to the stable neighbourhood apartments in built in the earlier and mid portions of the 10th century when housing was much needed.

2) It's interesting they used a few examples of "precedent" including the Witton Lofts on Murray, and Cumberland Apartments on Charlton, but then don't mention the similar sized 11 Robert St which is a similar height, built form and also has zero parking.

3) It's odd that this random house lot has zoning for up to 44m or around 11 storeys...

4) This development is a perfect example of hwy the current zoning is ridiculous. This should be easily approved as much needed housing but is considered WAY to close to the adjacent properties according to the zoning bylaws:

Required:
Front Yard: 4.5m
Side yard: 7.5m
Rear yard: 7.5m
Proposed:
Front yard: 0.88m
Side yard: 1.5m
Rear yard: 7.5m

Even under much of the new zoning this would be illegal and require a lot of time to work with staff unless it's approved by one of the committees.
