This used to be a daycare centre and up for sale now.

It said it can support 35-40 units with 4,500 sq Ft of retail. Can see the NIMBY going after it.

Couldn't find any information on any development applications.

For Sale by Owner--I see a lot opposition from the neighbors here.
 
I wonder if it is already ZONED for the claimed 30-40 units condo .... if not definitely there will be strong oppoposition from neighbours, and it may not have Planning merits either considering it is surrounded by single family dwellings

But it's on a streetcar line, and across the street (SE side) there are low/midrise apartment buildings and highrise condos. There's also some buildings on the NW of Lakeshore that look like they have multiple units.

However, Lake Shore Blvd West is a very definable boundary line IMO, on the north/west side of this street is clearly a stable residential neighbourhood compirsed of ALL single family dwellings (detached or semis), that is something that City Planners consider very carefully when evaluating any redevelopment proposals ... the context on the opposite side of the street is very different with an array of older apartments and the Grand Harbour condo complex which has direct frontage on Lake Ontario

It looks like there are some small multi-family buildings like these. They actually seem pretty common in that neighbourhood. Granted, a building with 2-6 units isn't the same as one with 35-40. Does anyone know roughly how tall 35-40 units would translate to on this property?

Considering the size of the site with setbacks associated with the norm -- Depending on the size of the units, I'd say 4-6 Stories --
 
On August 3, 2016, Patricia Persall of Toronto Parking Authority submitted a demolition
permit application to demolish one and a half storey building at 2298-2300 Lake Shore
Blvd. W. This building is presently vacant but was previously occupied by a daycare
centre. In 2013, the Toronto Parking Authority purchased this property to construct a 38
space surface parking facility to service the Mimico-By-The Lake BIA neighbourhood.
