This is directly across the street from the Artscape project. I like seeing these renovations and conversions along side streets because I see them as providing inexpensive space for new business and restaurants/cafes in which to locate. As more and more development happens along main streets (Dundas, Queen) and rents rise, the city should be encouraging select north-south streets to allow for more flexible mixed use arrangements and Shaw Street is ideal because of it's width.

Thx, nice tidbit of urbanity. I've been an admirer of Shaw Street since I was 12 years old trekking from St. Francis of Assisi CS all the way home to Davenport Rd. It's a nice quaint west side street featuring charming Vics, parks, classic school buildings (fav being Central Commerce), & that crazy Greek house.

I have been admiring this project for a year. I just wish I would have bought the property and done what they have constructed for these buildings. Should be great when completed. Fantastic patio opportunity.
 
I don't like it. Again an amazing opportunity to create a beautiful modern building next to the restored corner lot. Instead, looks like a cost-cutting suburban-style bore.

Its not finished yet, so I would wait until everything is in place. As well, looks to me like they have rehabilitated the existing structures mindful with cost. A beautiful modern building is not cheap.

This is just to the north of 193-195. I wouldn't be surprised if Shaw Street started going commercial.

This turned out quite nice, I'd totally live here. Great location here being steps away from Trinity Bellwoods, and across from the beautiful (& soon to be) Artscape building. I also love the tree-lined medium along this stretch of Shaw. The brick reclad on that neighbouring property looks good too, much improved over the previous awful 80's (?) grey brick aesthetic.
 
How difficult is it for a residential street to go commercial in terms of by-laws and such?
