In an article over at Renx, Ron Weinstock of Sud divulges plan to tear down the extant 10s building here and replace it with a 30-35s apartment.

This building is immediately north of the 7s restored Uno Prii building at 11 Walmer which in turn is immediately north of the Walmer exit for Spadina Station. Across the way are SFH. There is no immediate precedent for the height ask, but this maybe covered by a PMSTA. I would expect the ARA would raise a stink.
@HousingNowTO will want to watch this one...........and also make note that Sud are confirming a huge chunk of their portfolio is set to go Purpose-Built Rental.

Sud Group has a portfolio of "amazing locations" in Toronto where it plans to construct boutique-style, amenity-rich apartment developments under a new banner to be known as Sud Living. And the grand design comes with an unusual twist.
