New 61-storey proposal by Montez Corporation with a design by Sweeny &Co Architects for the northeast corner of Islington Avenue and Aberfoyle Crescent. More details on the front page:

Islington frontage is really bad, a narrow unbuffered sidewalk cannot be maintained following a complete redev. The building entrance should cut into the grade and meet the sidewalk directly, like the example below.

This isn't that. Where you're talking about further north is owned by OPG and will never be developed in the manner you're implying. It's a hydro corridor.

I should clarify, I know not all the lands along the Islington underpass will see intensification, but in general a less inhospitable sidewalk condition should be created below and leading up to the tracks. If this proposal goes ahead as currently rendered, it would build in a very poor condition with the pedestrian clearway for essentially forever, with whatever public realm improvements the city may or may not ever do having to work with the established grade cut.

TDLR: This dev should widen the ROW with a cut into the grade even if adjacent landowners won't do the same for decades

And why am I not surprised to see Goldman and Sweeny on this?
 
The sidewalks going from Dundas to Bloor along Islington don't even get ploughed in the winter, they are full of snow and un-walkable.
A elevator to unit ratio of one cab for every 144 units is absolutely insane. Expect long waits of 10 minutes+ for an elevator.
 
Sweeny & Co has really lowered their standards over the past few years, my goodness. Honestly what happened over there?

I'll never forget touring QRC when it first opened up and the deep thought they put into that design work. Now we get this regular type of dull drab being pushed out quite frequently. Wow.

Outside of maybe 123 Portland, name a single exceptional Sweeny residential building.

Harbour Plaza isnt bad at all (minus the disaster podium) but your point is taken, the majority of their residential builds are underwhelming.

Point is, they've gone from majority underwhelming to just pure sterile in every way imaginable now. One could argue the sterility has been around for a long time though.
