Montez Corporation has filed plans with the City of Toronto for a 61-storey condominium tower at 1243 Islington Avenue, marking the tallest proposal around Islington subway station in this part of the regenerating Etobicoke City Centre area. Designed by Sweeny &Co Architects, the site lies within the station's Protected Major Transit Station Area, positioned directly across from the subway entrance.

Occupying the northeast corner of Islington Avenue and Aberfoyle Crescent, the site is currently home to a 12-storey medical office building which reflects Etobicoke City Centre’s mid-century role as a suburban employment hub built around Islington Station. Over the past decade, the neighbouring blocks have begun to see redevelopment proposals for some mixed-use with significantly increased residential density. Now, Goldberg Group has submitted a Zoning By-law Amendment application on behalf of the site owner.

The proposal would demolish the 12-storey medical office building and replace it with a 61-storey tower rising 198.8m from a six- to nine-storey podium. The building’s total Gross Floor Area would reach 47,966m², translating to a Floor Space Index of 18.1 times coverage of the 2,646m² lot. The plans propose a floor plate of roughly 815m², larger than the Toronto Tall Buildings guideline of 750m². The residential lobby would face the corner of Islington Avenue and Aberfoyle Crescent, wrapping around the southwest corner for visibility from both frontages.

Inside, the building would introduce 719 condominium units ranging from studios to three-bedrooms. The mix includes 55 studios, 353 one-bedrooms, 237 two-bedrooms, and 74 three-bedrooms. Vertical circulation would be supported by five elevators, providing roughly one cab for every 144 units, requiring very high-speed motors for adequate service. Amenity programming would be divided between 1,230m² of indoor and 933m² of outdoor area, located on the ground, third, and ninth floors. Below grade, three underground levels would house 98 parking spaces, 89 for residents and 9 for visitors, alongside four pick-up and drop-off bays near the lobby entrance. Bicycle facilities total 540 spaces, including 480 long-term and 51 short-term stalls.

The site is directly across from Islington Station on Bloor Line 2, less than 45m from the subway entrance. In addition, several TTC bus routes serve the area, providing connections north-south and east-west through Etobicoke. Cycling access has been strengthened through the recent Bloor Street West Complete Street Extension, which introduced continuous, physically separated bike lanes linking the site to the citywide network, although those lanes are threatened by the provincial government.

The proposal joins and rises above a growing cluster of high-rise projects transforming Etobicoke Centre. To the immediate west, the Islington station site is being rebuilt to house the bus terminal in more modern, less land consumptive space while where the current Islington bus terminal is located at 3326 Bloor Street West is a future City Housing Now site with four towers planned, ranging from 32 to 55 storeys. South of the station, Verve Bloor is proposed at 18 storeys. To the northwest, 25 Mabelle Avenue is proposed at 49 storeys, and 4975 Dundas Street West is planned at 48, while 12 Cordova and Westerly Condos are under construction at 26 and 27 storeys, respectively. To the north, 1276 Islington is proposed at 35 storeys.
