What’s everyone’s take on 11 yv as an investment? Studio is affordable but will it be a good investment in such a high end area?

I came across this post on one of the Condo Assignment Sales FB groups, which I got a real kick out of, so I just had to share with you all.
I blurred the name of the agent who advertised it, as he claims to be an expert on Yorkville PH real estate, but instead got an absolute thrashing on FB and for good reason:

I don't know what "Immediate Built-In Value" really means, and "Once-in-a-Generation Opportunity" is a hilarious gross overstatement.🤣

This is the floor plan. For a typical 3-bedroom unit, it's not a bad unit except for the kitchen layout (I will get to that later), but for a Yorkville PH unit in a supposedly upscale and exclusive building, this unit has a ton of issues with it (or even a PH in any decent building). Not to mention the buyer bought it near the height of the market for just over $4m ($2,718/sq.ft.). Even with a $1m discount, it's still overpriced given all the shortcomings of this unit.

Firstly, the bedrooms are really small, especially for a "luxury penthouse," and sliding closet doors seem really cheap here. The primary bedroom at 10'x11' is ridiculous, and you could barely fit an upholstered king-size bed. The other bedrooms are also tiny (8'-5" x 9' and 9'-9" x 11'-3"). The living room should feel grand and special. The "Flex Room" is essentially a closet and should be converted into a powder room plus a proper laundry room with a sink.
Whoever designed this floor plan doesn't really know how to design a proper exclusive penthouse suite. Also, the fact that there are six other units on this floor some as small as 579 sq.ft. it doesn't shout exclusive or private.
This unit really should be a 2-bedroom given it's floor area and the rooms should be at least 50% larger. The developer and architect/designer should take lessons from Tridel on designing spacious, comfortable, larger floor plans, as they know how to do it.

What's even more ridiculous is the layout of the kitchen. The sink is tiny and has no counterspace on either side of it. My cardinal rule for kitchens is to have counterspace next to sinks and cooktops. Here it is sandwiched between the cooktop and the standing wall oven. There is only two feet of counter space (excluding the island) in the kitchen to the left of the cooktop, which is ridiculous. This kitchen cabinet layout is used in other floor plans and is not designed for this space specifically, which is unfortunate and unacceptable.
The microwave above the oven looks really high and will require a step ladder to use it. The marble-clad hood fan takes up a lot of space, and it doesn't seem like there is any cabinet space inside of it (or maybe there are doors with a marble veneer over it). I love to cook, but I'd go nuts if I had to cook in this kitchen! I'm guessing this is a kitchen for someone who doesn't cook and eats out all the time.

Lastly, I will end off with the selling agent's amusing reply to one of the many FB comments/criticisms about this crazy sale:😆🙄

I'm shocked the seller bought this unit for $4m, thinking it would be a good investment or a good buy. Other than the finishes, it doesn't speak of a luxury penthouse at all. The penthouses in my building are much nicer, more livable, and more spacious than this unit. You could buy a nice house, not in Yorkville, but in a good neighbourhood for that price, and you will get almost twice the space and more privacy, instead of living in a highrise with over 600 units (I know it's a much different lifestyle, but you know what I mean).

It will be interesting to find out how much this unit sells for, if it sells, by building registration. This would have to be a cash sale, as no bank will approve financing for such a unit, especially in this market.
*Originally I wanted to post this in the Rate This Design/Floorplan forum section to get people’s opinions on how this PH floor plan could be redesigned so that it’s a proper luxury layout.

I absolutely loathe kitchens like this one.

It's fascinating that my 700 sq. ft. apartment has a larger living room, a larger kitchen and a larger bedroom (compared to the master bedroom, with its comparatively huge ensuite) and it's not even a TARDIS.
 
I'm really surprised to see this is a 1500 square foot plan - the room sizes make it feel much much smaller. Such a shame. The shape of the unit - wide and boxy with no unusable corners, should really allow for a layout that feels as opulent as the price. Instead it just feels like a common area with sleeping quarters.
 
11YV is just not a true luxury building even though they try to market as so, especially with a floor plan like that, the space in the bedrooms and living area is not giving 4, 3 or even 2 million dollar luxury. Not to mention your getting the same cookie cutter finishes in all of the units here as well.

If I was shopping for a unit in this price range I would look at The Florian, Four Seasons, 36 Hazelton, 50 Scollard, 80&100 Yorkville, 77 Charles W and the Mizrahi Davenport buildings (just to name a few) for a true luxury experience before stepping foot in that building. Thanks for sharing this! Lol
