The first unit (#317 at 915 sq ft) has been listed for sale at approx $580/ft excluding parking. I'm surprised by the pricing though may have something to do with the views of the courtyard. At this price I don't anticipate the unit lingering on the market for long.

Agreed. The price point of these units doesn't scream income property. Also, I'm surprised I haven't seen any properties listed on MLS yet though I did see an agent in the lobby about to show a prospective buyer a unit when I was lingering around prior to my PDI.

In a high quality building like this, the cost is warranted. As you mentioned previously, the nat gas savings will go a long way here.

AGREED! Given the location and quality of the building, 24 hour security is needed and will be greatly appreciated considering the minimal cost.

I walked by the Berczy last night and could see into a unit on the second floor off Church. The lights were all on so I got a pretty good look. All in all, the place looked great!

Thanks, Carturo. I saw a unit earlier today and the glass is frosted, however, it is striped. I'm looking to cover the entire window in the frosted look to add some privacy.

Anybody have any recommendations for someone that can add the frosted glass "look" to the whole sliding door versus the stripes that I believe were standard? Also, any recommendations re: built-ins (ie. benches, shelves, bar area incl fridge, etc.) at a reasonable price are welcome! Thanks
