almost certainly. aside from aesthetic reasons, leaving it exposed is a massive waterproofing and air tightness issue.

Interesting that they are doing precast for the tower portion. Was expecting the window wall with metal panel inlays similar to Riu. Plaza and BDP increasing the quality on this one.

Its probably cheaper (and easier to quality control) to paint the precast vs have the entire depth of concrete be a certain deep red tone. And, rather than painting in the factory (which would be cheaper but risks paint chips and damage during transportation) its painted on-site. Just a guess...

    Toronto The Manderley Condominiums | 34m | 12s | Nova Ridge | Arcadis

That stretch is fine-grained and reasonably successful retail, wouldn't be my first choice for redevelopment in the vicinity. Would much rather something happen here, a couple blocks to the east:

Found a cladding piece at the back of the site. Glass/Glass Blocks integrated.

    Toronto The Pemberton | 215.79m | 68s | Pemberton | a—A

What is wrong with it (other than townhouses on Bay rather than retail)

I'd argue thats the original proposal not the original approval. To me that looks like the original 45-storey version proposed not the 31storey version approved by OLT/LPAT/OMB. (Can you tell I'm bored on a Friday afternoon looking up this stuff lol)

    Toronto Lower Don Lands Redevelopment | ?m | ?s | Waterfront Toronto

Front Street in Canary District comes to mind. That said the ROW is waaaay too wide (despite a narrow road). It's 50m between buildings of mostly empty sidewalk. When visiting Hafencity it felt a lot like a better executed version of Canary district. 14m between buildings vs 50m.

I went to Hafencity back in 2021, very cool area.

    Toronto 20 De Boers Drive | 164.5m | 55s | Igernan | Hi! Architects

Hi! Architects was involved in the rezoning of Westline Condos before it became Westline Condos. Perhaps a similar strategy here. https://urbantoronto.ca/news/2019/04/hi-architects-designed-condo-proposed-1100-sheppard-west.36625
