This place needs to be closed. They constantly have loud events with no regard for people living within five blocks.. they just dont care about noise violations.

I am not a fan of First service ( formally Simerra), if found them extremely lacking in experienced managers as well as service. I also found all the contracts they pushed us into, we could usually find a better solution much cheaper.

Lack luster is an understatement.. it's looking horrible. And the original design had windows sunken in.. in reality they are almost flush. Another bait and switch building in my opinion.

From what I heard.. and I could be wrong.. So, there is a park approved for the South side of this development which the sales people are mentioning over and over.. but there is also a proposed road between the park and this building.. which the sales people don't mention unless you mention it...

The traffic is horn honking nightmare between those four buildings. People parking everywhere they are not allowed to, delivery trucks just stopped in the middle of everything, it's wild and loud. That's going to be the biggest issue for these buildings. That and the common element fees that...

Im not a fan of the floor plans.. everything is a tiny long narrow tube with no view. Anything facing south will be bombarded with the noise from the trains and Gardiner, west will be hot, east faces another building, and the smallest units face north and will be dark.

I would be very weary of a Sorbara development. they don't care about residents after the sale ( in my opinion)... just look at what they are doing at 60 lofts.. a BAR ( Bar 60) in the commercial space and no noise insulation between the bar and the residents.. it's a nightmare for them.

Also, if you bought a new building... that expected maintenance fee is the first years operating cost. -Elevators need a drop test now every 5 years thats not in the initial budget. - smoke alarm replacement .. not in the budget - yearly fire testing- not in the first years budget - Office...
