    Toronto St Lawrence Condos at 158 Front | 91.44m | 26s | Cityzen | a—A

CityPainter is right, the site was officially listed last week after months of waiting for Build to pull the trigger. I am surprised that there isn't more chatter given its prominence. Don't think that there will be a park on the site, it's certainly not be marketing that way.

A place to live downtown — with the kids

I would imagine that most (but certainly not all) two parent families consider the average price of a 3 bedroom condo in the downtown area (at least $500k) and would elect to move out of the core to a townhouse, semi or even a single. It may not be quite as convenient but all things considered...

    Toronto Jade Waterfront | 138.37m | 41s | Phantom | BDP Quadrangle

My mistake, I didn't know that they had built any high-rise before. Even more odd that they would try to sell after getting approvals if they're a builder.

A place to live downtown — with the kids

If downtown TO is a desirable and appropriate place for families to live in three bedroom units in high-rise buildings, why are they not being built already?

    Toronto Jade Waterfront | 138.37m | 41s | Phantom | BDP Quadrangle

Just heard that this property is for sale. The timing seems odd but perhaps Chestnut is not a builder.

    Toronto Garrison Point | 118.56m | 35s | Cityzen | Hariri Pontarini

Great location but isn't this designated "Employment Lands" in the OP?

    Toronto Q Loft | ?m | 8s | Royal Queen | TACT Architecture

Great looking building, nice scale at a corner that is less than appealing at the moment. Five years ago it would have been almost inconceivable that this corner could be a residential building of this quality. We really shouldn't poop on a building because it doesn't have 3 bedroom units...

Duration Investments at Dalhousie, Queen, Mutual, & Shuter.

This site has been rumoured to be for sale for some time (at least two years). Not sure what the problem is.

    The Kingsway

My understanding is that the project is in fact "on hold". The prices were very high, perhaps that's why.

    Places to Sprawl

I thought this article Globe was reasonable and highlights the challenges with policy initiatives in places like Markham where tall buildings seem to be shunned in favour of mid-rises: http://www.theglobeandmail.com/real-estate/encouraging-mid-rises-a-tall-order/article1427929/

What did you get for Christmas?

A great gift was given to me : Historical Atlas of Toronto. It's an excellent read and I see now that it didn't cost much: http://www.chapters.indigo.ca/books/Historical-Atlas-of-Toronto-Derek-Hayes/9781553654971-item.html Strongly recommended.

Your day of financial reckoning is nigh, Toronto

Glen, don't listen to cheesy and condescending insults. At least one person is reading your comments with interest. The City needs a serious rethink of the way it does some things as there are big challenges ahead. I can't say I agree with many of your points but dismissing your ideas as...

    Places to Sprawl

Well said Mike in TO. There seems to be an impression out there that developers just rake in profit without considering the large risks that are taken on and the fact that many projects never see dime one (just take a look at the massive losses to the US builders).

    Evocative Images of Lost Toronto

Pardon my ignorance but what is that amazing building? Is it the Registry Office that you refer to? Here is another view of the site. The Registry Office was built on the block in the middle of the photo, and our store is the one-storey building at the right edge.

    Next up and coming neighbourhood

The Mimico that I know and love is not so "well to do". There are some pretty rough edges in the area but I agree that the location and proximity to GO and the streetcar along with relatively low housing prices point to updside. Long Branch to the west is also an intriguing corner of the...

    Richmond Hill Grand Genesis | ?m | 15s | Guizzetti | Aria

Agreed, I don't think that a landscape buffer makes a speck of difference above the 3rd floor. The problem in the RH Yonge corridor is that retail is simply not viable (yet and likely for many years) and residential units fronting directly onto Yonge at grade would hugely unappealing...

    Richmond Hill Grand Genesis | ?m | 15s | Guizzetti | Aria

Fair enough, I see what you mean at the Empire project. Keep in mind that this is Richmond Hill. These buildings replaced dumpy strip retail and if there was retail at grade in the new townhouse and high-rise buildings along here it would be a complete dead zone. Not sure if too many folks...

    Richmond Hill Grand Genesis | ?m | 15s | Guizzetti | Aria

What exactly does "another fenced off garden along Yonge" mean? I am trying to think of one but can't...

    Swansea / Bloor West Village

Any word on Tridel's application at 2500 Bloor West? It's been quiet since Old Mill GM dealership moved out and up to Jane/St Clair.

City orders condo developers to buy annual metropass for every unit

TTC costs are already included in the City's Development Charges that are collected on every new condo project. It is the City's study that determines what the correct amount is for TTC expansion costs along with other infrastructure costs (including parks as you mention) to accomodate the...
