Dubai as an example of modernity? It's a slave society of towers, roads without pedestrians and endless malls. I'll take a pass on behalf of Toronto.

Oh, so you kind of mean like Yonge Street. Have you actually walked the street? Are you even from the city? Yonge is filled with pedestrian traffic and yes with people who buy things. Yes, that's very true and there are reasons for that. The city is in essence a collection of...

Not if you have your way. Oh, ok. When I say "car", what I really mean is "train".

Good grief. In response to your screed, let me offer the following: 1. Bay Street is most definitely not 99% residential and so I'm not sure where you scrounged up that statistic. 2. One of the reasons Bay Street has little vibrancy is that it is filled with retail that only serves the...

I'm not understanding. How would this be done? There are buildings on the other side of Maitland Terrace. The only way to expand the lane is by Lanterra pulling back its project by at least 3 meters - something I think is unlikely to happen.

I'm not sure I'm understanding how a Colonnade approach to Maitland Terrace would resolve its narrowness and the difficulty of traffic passing both ways and the traffic of cars, delivery and maintenance vehicles backing up onto Maitland Street.

I definitely agree. Wide sidewalks are essential for a lively and engaging street level experience. The question is, does Lanterra have sufficient room to accomplish this? I suspect that the project as proposed cannot allow for this. I walked by today and it really isn't that large of an area.

In a word, Yes. The shadow studies as presented in the community meeting projected significant shadowing going north along Yonge. If the proposed building is removed from the shadow study the amount of sunshine along Yonge Street in the afternoon is wonderful. What is your basis for making...

Are you sure you were walking along the stretch of Yonge at issue? What 7s podiums are you thinking of? As for the buildings to the east of the site, they are all well-integrated into the neighbourhood with appropriate setbacks and excellent greenspaces. Perhaps Yonge can follow Bay Street...

It's called civic expression, of which you and SP!RE seem to be contemptuous. Spare us the condecension. Please.

Hi Tewder. What do you think the chances are of that happening? It strikes me as a reasonable suggestion that as you say addresses concerns about street-level experience and traffic on Maitland and Alexander as well as the severe impact on Maitland Terrace.

I understand. My thought, however, is that the concept of sustainable growth is necessarily tied to sociopolitical sustainability. Given the negative response by the community to the development, I'd argue that 501 Yonge Street fails at the latter.

I'm curious. What do you mean by sustainability? What's being sustained?

SP!RE, I was just making use of the language you've employed to malign a group of concerned citizens. From there I've parsed bias. In the end, the words are yours and not mine.

You mustn't have had your listening ears on or we attended a different meeting. Regardless, you take issue with critical commentary about a proposal that will have a fundamental impact on the community. I would just like to point out that critical commentary is an extremely valuable part...

Let's be precise (I took notes) so as not to tar the attendants with the same brush. One person stood up and referred to other cities with successful mixes of dwellings and commercial spaces at 12 floors and they provided as an example Paris. This person was supported by some members of the...

You did refer with derision to "self-interested" people not once but twice in your post. And to repeat myself Sp!RE, we are all motivated by our self-interest. It's the way societies roll. As for your red herring about meeting participants feeling the "development should be scaled back to...

Imagine that! Self-interested people with the temerity to express their self-interest at a community meeting on a matter that directly impinges on their interests!! For the record SP!RE, I have yet to meet an individual who is not motivated by self-interest. Perhaps, you're my first...
