Had a nice view on my flight approach yesterday, was very easy to spot :)

Toronto Ontario Place: West Island / Therme Spa | 45.15m | 9s | Therme Group | Diamond Schmitt

I largely agree with you, but I think a good legal case could be made that hardscape with greenery is not “park space”. I like the High Line in NYC but no one is suggesting it’s a park

Toronto Ontario Place: West Island / Therme Spa | 45.15m | 9s | Therme Group | Diamond Schmitt

Putting aside whether or not you consider this a luxury spa or a family water park, or whether or not it should be there in the first place, two things strike me: 1) they are estimating 15000 visitors per day - Canada’s Wonderland is like 25000 visitors per day, with 15X the size. Can you...

Why are so many left hand turn signals unused?

Are you saying that left hand turn signals are typically sensor based and not timer based? I don’t think this is true, certainly not in my experience. And when I’m sitting 20 cars back and only 2 get through in time each light it’s definitely not true. Does anyone know who in the city to reach...

Why are so many left hand turn signals unused?

This is not what I’m asking. I’m asking about intersections with a left turn signal and with a dedicated left turn lane, and yet the left turn signal either doesn’t come on or comes on for such a short period of time it’s almost worse. Why are they set this way? Is it a traffic flow strategy or...

Why are so many left hand turn signals unused?

I am not aware of any left hand turn signal/cycle at any intersection in the city without a dedicated left hand turn lane, although I’m sure there are some (and construction has no doubt messed with this severely)

Why are so many left hand turn signals unused?

Or so lightly used? Like for example a left hand turn signal that is on for 2 seconds before turning yellow, and meanwhile there is a queue of 40 cars waiting to turn. Is there any coherent strategy city wide for left hand turn signals? Or are these basically set ad-hoc and forgotten about...

PATH Network Expansion (various, various, various)

Certainly can’t hurt! Condo values are weird right now anyways, will take a few years to normalize.

PATH Network Expansion (various, various, various)

Oh yeah I think you’re right - the dry cleaner is in 25 Esplanade.

PATH Network Expansion (various, various, various)

Yeah, that’s weird. As far as I can tell the only retail at all in that building (at ground level) is a boutique car rental and maybe a dry cleaner? Not sure if it’s still there.

    Toronto Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

OMG I can’t believe I missed that they narrowed the tower designs here! It’s a revelation for viewing through to the waterfront, the previous design was going to be a solid wall of condos. This is how I think it will look like directly southwards as the new design, much better than just seeing...

PATH Network Expansion (various, various, various)

Thanks both! Yeah that was my follow up question - I can’t imagine they would extend the PATH for the private use of only those condo residents, but I also wouldn’t think they would just open up the building lobby to general public.

PATH Network Expansion (various, various, various)

I’m interested in what you are saying here (a PATH extension to Espanade) - is this Plan of Record or wishful thinking?

    Toronto Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

From some of the press materials it seems to indicate that set back middle building is “future residential”. So I was wondering if, as you say, they are planning on building all three at once? I also think the school is in the base of that 3rd building? If so, my guess is that the building and...

    Toronto Sugar Wharf Condominiums (Phase 2) | 283.6m | 85s | Menkes | a—A

Where can I find what the updated timeline is for the middle building construction? Just wondering when my view of the waterfront will be completely blocked out :)

    Toronto 45 The Esplanade | 130.85m | 39s | Republic | Arcadis

Are there any details here about how this proposal might affect the use of the parking garage rooftop as patio space by 25 Esplanade?

    Toronto Pinnacle One Yonge | 351.85m | 106s | Pinnacle | Hariri Pontarini

Yeah, it’s a pretty industrial view anyways, that’s why I’m not too bummed out about it. This building is older without floor to ceiling glazing or even balconies, so the view is not highly prioritized. When I want a nice view I walk down to the water taxi dock 5 minutes away and head to the...

    Toronto Pinnacle One Yonge | 351.85m | 106s | Pinnacle | Hariri Pontarini

It does suck, but I’m also realistic about it. People gotta go somewhere. And there’s always the opportunity to buy in the new building to get the view back :) (just kidding - I would never buy a brand new condo again. I like my 30yo concrete bunker very much!)

Thanks! Doing some research about this and the Sugar Wharf condos. I like the plans to extend PATH in this direction, and possibly connecting Church to Cooper under the Green P lot. On the downside it seems my view will end up something like this when it’s all done :) :

What would heritage designation mean considering it seems the plans are to substantially incorporate the existing building anyways?
