I don’t even know how they can make money after all this. Pre-con market still sucks. And stacked towns markets still depressed. No buyers.

Crazy they’re continuing to build, without purchase agreements firmed / in place. I believe most contracts will have an outside occupancy, earlier than their completion date.

And KSV is probably monitoring this thread and using what everyone has to say, to strategize the next moves.

Half the buyers want to close, half want to cancel. Then here’s KSV want the buyers who want to cancel to close. And the buyers who want to close to cancel. Very twisted reality.

I’m confused why so much interest in completion date. Doesn’t mostly everyone here just want their deposit back anyway? Or are people actually aiming to complete the process and close the unit?

This project is past outside occupancy of April 2025. Everyone can terminate and take deposit. Nobody is forced to stay in agreement. Anybody who does stay, it’s at their own risk.

If they cancel, there is no agreement. So that means new prices, new timelines, new deposits, basically restart the process. And yes you’d be able to cap fees.

Amendment to price and new closing dates will have to be accepted together. Alternatively, they may just cancel all agreements due to the outside occupancy date failing.

Sorry just to summarize everything here: - we should take our deposits and run, as soon as we can - this is a big fake out with delays and huge price increases coming, in the form of price changes or development fees, or other snake method - consensus is: take deposits and run ?

I think I read somewhere .. April 2025 for sure we will get our deposits back if we don’t agree to revised terms. That is our deadline. It’s also in our Tarion docs.
