    Hot Docs Cinema (504-508 Bloor)

What a rude, trashy ad. Does that make the CBRE reps at the top seem like smart asses? Well, I'm not sure about the smart part. In the meantime, Doc Soup memberships (monthly documentary premieres) are back on sale , and doing well, and with the cinema's reopening, it's not dead yet. Does...

    Toronto CIBC SQUARE | 241.39m | 50s | Hines | WilkinsonEyre

We never enter fake claims for the number of storeys into our database, so if we say 50 storeys, it means that the architectural plans show 50 levels of habitable space in the building, no matter what they numbers they give to the floors. 42

    Toronto The Notable | 171.6m | 50s | Graywood | Turner Fleischer

Small drop in the number of studio units (49 to 45), big drop in the number of one bedrooms (217 to 143), no change in the number of two bedrooms, but a higher than normal percentage (135, now 36%), and a big increase in the number of three bedroom suites, making for a healthy percentage here...

So, all the projecting balconies have been replaced with Juliet balconies. I wonder what else may be hidden in the changes. We will look! 42

So, now that I've had time to look at the architectural plans... I'm unsure of what's going on here exactly. Let's start with the lower basement level first, where there's a notch cut out of the building beside where the King Station Melinda Street exit tunnel is built under Colborne Street...

I think that $4,000 was just for the uppermost 4 storeys, but the $2,000 was just a guess for the below-the-penthouse section, probably too low though. 42

Just to pull this out for highlight purposes: 5 elevators for 719 suites, 1 elevator per 143.8 suites?!?! Adding 1 elevator, removing 1 suite per floor would provide 6 elevators for 662, or 1 for every 110 suites. Still too high a ratio, but not brutal like currently. 42

First, re: 85 storeys Skygrid seems to have convinced the receiver that dividing up the mostly unsold storeys into more, smaller suites per floor is the way to get the most money out of the building. I don't get it though; who would spend the elevated per square foot prices on tiny suites? If...

    Toronto 55 Yonge | 232.86m | 68s | H&R REIT | PARTISANS

Read my posts again, I'm talking about where the money would come from. If the City wants an entrance here, yes, as I said, the money can come from the TTC budget, not the developer's. Meanwhile, both north corner buildings at University and Dundas are mixed-use, not strictly residential, and I...

    Toronto 55 Yonge | 232.86m | 68s | H&R REIT | PARTISANS

It would be up to the TTC to budget the money. The City is not going to push the developer of a residential tower downtown to plow any public benefit money into a new TTC station entrance; the City wants affordable housing with those scant funds. 42

    Toronto 55 Yonge | 232.86m | 68s | H&R REIT | PARTISANS

The City isn't that interested in pushing residential developers to connect to the TTC, they're more interested if the building is commercial or mixed-use. What the City will want here is to push for as much affordable housing as they can get. 42

The development and planning communities have been acting as if they will be signed into law at any moment. While opponents of a project could certainly argue until such time that they not yet the law of the planning landscape, in effect, they're in effect. 42

Planning is always in flux. Something new since in the develops' arsenal since the previous ruling on 66 Wellesley is that these building sites are now within MTSAs — Major Transit Station Areas, mandated by the Province — so the City, not that it will have to give in entirely, will have a...

This proposal has not been responded to by the City yet — this has only just been submitted — so we have no firm idea yet just how the City will respond, although there are a number of issues with this proposal that the City is likely to pick at, including step-backs, size of the floor-plate...
