    Is Emerald city and emerald park different developers? Newbuyer, emerald city alreadys has furnitures placed in their floorplans. I'm not too good at doing pros and cons.

    Right off the bat you can see a lot of wasted hallway spaces again. That's one thing I don't like about Monarch is that they have such a few selection of good floorplans. Is this Monarch's fault or is it mostly the architects?

    The kitchen/living area is pretty poorly layed out like solaris said. Just out of curiosity of how one can layout the room, i've shuffled a few furniture aroudn and this is all I can come up with that is livable. Everything's to scale

    That only applies to suites that opted for the upgraded hardwood flooring right? IIRC, laminate flooring doesn't have this problem. I think the main problem my friend has is that the padding underneath doesn't reach all the way to the kitchen tiles.

    This came from my agent, I might have heard wrong in terms of the penthouses but for sure about the 39 floors.

    They've confirmed 39 floors, they knocked off the top 5 floors which were penthouses. They say that they're 70% now and expect to start digging by the end of the year.
