    Baby, we got a bubble!?

Exactly! I think that would be the case most of the time, certainly in my own experience.

    Baby, we got a bubble!?

Oh I forgot to mention market appreciation. Funny everyone was talking about a crash I almost ruled out the probability of market appreciation hahaha.

    Baby, we got a bubble!?

Agreed. Sorry those equal weighted ball parking was just me typing on an iPad and eating at the same time lol. We always say you make three times the gain with a RE investment: - Growth in equity when you pay your mortgage on time - possibly make a rental gain, if you are lucky to get a...

    Baby, we got a bubble!?

True. That's why holding cash is the worst way of asset management, as cash loses value over time. GIC can beat a 2% inflation by 0.5% which means you are just barely holding the value of your assets, minus capital gain tax, almost no chance of return. Any type of investment is a balance between...

    Baby, we got a bubble!?

One thing we have not talked about a lot here is immigration, which hugely impacts the RE market. Here's our immigration policy change (Wikipedia: http://en.wikipedia.org/wiki/Jason_Kenney ) "On June 26, 2010, Kenney announced changes to the Skilled Worker Immigration Program. Skilled worker...

    Baby, we got a bubble!?

And also very likely Jason Kenney will step down and CIC will bring back immigration. BTW skilled worker class immigration program was halted for a couple of years by Jason and has just restarted this spring. Unless we are arrogant and racist enough to close our doors as a country, the growth...

    Baby, we got a bubble!?

I dont think so. Thats just my personal opinion, but no, I dont think we are there yet to have a crash. We can see if its true in five years time. :) BTW, I remember all of us were having the same discussion back in 2010. Deja vu.

    Baby, we got a bubble!?

Totally unrelated question (or maybe not), what's your vision of Toronto as a city five years from now?

    Baby, we got a bubble!?

I'm sure they do. They make projections and then scale back and leave some room for profit, so the projects would still appeal to buyers and investors. Typically if the projected price at completion is X number of dollars per sq ft, and the current resale is Y, the pre-construction will be...

    Baby, we got a bubble!?

No one has the crystal ball. Based on historical data, it's feasible. But with high risk of course. And so is any type of investment. Except the chance of having a $300K unit go under $280K in 5 years is much more unlikely. So you maximum risk is -$20K. Much smaller than stock market or even...

    Baby, we got a bubble!?

Totally agree. However I guess these projects dont return the same kind of margin condo high rises give them. Also, the price points are much higher, making it less accessible. I live in a hard loft and I'm loving it.

    Baby, we got a bubble!?

Except the financial reason of 'buy now and pay later'. From an investment standpoint, you place a 15% deposit to hold a $300K worth of equity. So if a $300K unit sells for $360K when it completes, your $45K deposit gives you a sizable $40K-$50K return. A 100% return. I'm just stating the...

    Baby, we got a bubble!?

Any source on that? Financing, i.e., lending money to someone, is not 'investment in real estate'.

    Baby, we got a bubble!?

    Blame Jason Kenney.

    Baby, we got a bubble!?

“Look at Beijing, look at all the money. I’ve got friends who have got kids there, tremendous job opportunities, and the kids will come back because they can’t breathe the air,” he said. “You go to London – one of my daughters lives there, and it’s so overpriced that it’s sick-making. New York...

    Baby, we got a bubble!?

I was thinking, we should make this five year old thread a documentary film. We have a lot of amazing quotes in this thread, many interesting personalities and we are all witnessing (and sometimes trying to predict) a piece of history.

Just for fun! Two Bedroom Layout for 500 sq ft.

But it seems like the opposite is happening, newer condos seem to offer larger and larger ourdoor spaces. I guess then they can sell 'outdoor' premium while not having to increase the interior foorprint so that they can play nice with zoning and OMB and build more units?

    Baby, we got a bubble!?

Just came across this: OTTAWA -- The Canadian economy appears to be gathering steam, to the surprise of many, with better-than-expected growth rates in the first two months of the year that have many analysts revising their miserly forecasts for the year. In the first welcome economic news in...

    Baby, we got a bubble!?

Good find!! A few other things I'd add: HST and lending restrictions were implemented April last year, impacting higher price points. Inventory has also been low. Maybe looking at Jan / Feb / Mar of 2012 which will paint a fuller picture.
