    Toronto Sugar Wharf Condominiums (Phase 2) | 299m | 90s | Menkes | a—A

This is true - I guess lamenting the boxes was more of a knee jerk reaction. Any difference in material here would be welcome though. They're giving a decent amount back with the affordable rentals, daycare, and a school, but I was really hoping there'd be something more exciting here!

    Toronto Sugar Wharf Condominiums (Phase 2) | 299m | 90s | Menkes | a—A

Not sure why I was naive enough to think they might actually go for some architectural excellence/prominence for a site like this...5 nearly identical boxes for Sugar Wharf is unbelievably disappointing.

    Toronto Yonge & Rich Condominiums | 156.35m | 46s | Great Gulf | a—A

Anyone know where I can find the SPA for this one? It looks like this has changed from the renderings somewhat, but I'd like to confirm. I can't find it on the city's online system for some reason!

    Toronto Concord Sky | 299m | 85s | Concord Adex | Kohn Pedersen Fox

Agreed - I also think the massing is different enough from most of the other buildings on the skyline that the wedge/knife shape will have a lot of good angles to capture. I'm looking forward to more of the north-south axis down Yonge filling in and this (near super tall) is a big part of that!

Recommended for approval in support of the settlement barring some conditions: http://app.toronto.ca/tmmis/viewAgendaItemHistory.do?item=2019.TE8.17 (if I'm reading that right)

Some of the demolition permits are approved too. Seems like this will be starting sooner than later!

    Toronto Four Eleven King Condominiums | 149.04m | 45s | Great Gulf | KPMB

Wow, I love it! Great to see the warm tones continuing, doesn't look like brick from that render on the tower though - aluminum paneling?

    Toronto Forma | 308m | 84s | Great Gulf | Gehry Partners

Since this got bumped..on the latest Dream conference call an analyst asked about when Dream's next round of condo sales would be launched. The CEO mentioned that the next 'for sale' building they have would be Mirvish and it would be within 1-2 years. Not particularly helpful, but should...

    Toronto Union Park | 303.26m | 58s | Oxford Properties | Pelli Clarke Pelli

I noticed that too, but there's another quote in there which kind of explains it: 'Beyond these, to the northwest, is a private surface parking lot at 400 Front Street West, which is subject to a development application that has been appealed to the LPAT. The proposal includes residential towers...

    Toronto 96 Spadina | 69.5m | 16s | Allied | Sweeny &Co

Looks like this one is more or less approved? Ahead of this in their pipeline they do have their King and Brant project and QRC West Phase II so I wouldn't expect it to start anytime soon. On a side note, an additional 2.9M of square foot here to be rezoned is pretty insane. I really wonder...

    Toronto Yonge & Rich Condominiums | 156.35m | 46s | Great Gulf | a—A

I'm pretty confident that the pictured portion isn't the same angle as the render it's being compared to. The rendered angle is looking at the side of the building with balconies whereas the picture is looking at a flat face. I think we can probably hold our judgment for now, and I also assume...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

Not to get further off topic from The One, but when Great Gulf resubmitted M+G in late December with the slight height increases on both towers and added hotel space it triggered a rezoning. Someone correct me if I'm wrong, but I believe it had something to do with the fact that the prior zoning...

I was reeeeeeeeeeeeeeeaally hoping it would show up in today's City Council meeting as new business with a recommendation for approval, but now we need to wait for the fall for more movement... At least this site is going to remain interesting for a while!

    Toronto Bungalow on Mercer | 62.79m | 17s | Kalovida | Scott Shields

Website got an update with some new renderings. Looks like there are copper accents on the SE windows now, which also act as Juliet balconies. Overall the materials look pretty good to me providing they choose a good pre-cast, hope they can sell this one and execute it well!

    Toronto Massey Tower Condos | 206.95m | 60s | MOD Developments | Hariri Pontarini

I've always wondered about what the process for getting crown lighting is. Is it possible to see the lighting plans somewhere in the SPA submissions? I'm always curious - especially with the proposed supertalls - how they will define the skyline at night.

    Toronto 55 Mercer | 155.5m | 47s | CentreCourt | Arcadis

There are very few balconies on the south side of this one in the massing put forward here, really hope they'll spring for curtain wall and nice materials.
