    Toronto Scarborough Junction Masterplan | 188.3m | 58s | Republic | Giannone Petricone

They have to build a GO Station on their side of the tracks (to service their site), including a tunnel beneath the rail tracks from the existing station into the new one.

Ah true, good call. All the docs Ive referenced previously are here for those interested - https://www.toronto.ca/city-government/planning-development/application-details/?id=4833050&pid=11573&title=3585-3595-ST-CLAIR-AVE-E

I believe you are comparing the settled plans with Republic's 1st submission? For which there certainly are some significant changes. Comparing to the latest resubmission made by Republic shown on AIC (as of summer 2022) the changes are less drastic, but there was a bump this time in FSI I...

    Toronto Scarborough Junction Masterplan | 188.3m | 58s | Republic | Giannone Petricone

They have made the confidential items now public - https://secure.toronto.ca/council/agenda-item.do?item=2024.CC14.10 The plans don't appear to have changed much from what has been posted previously on here. And now the real work (fun) begins! Looks like alot of moving pieces on this site and...

    Toronto Scarborough Junction Masterplan | 188.3m | 58s | Republic | Giannone Petricone

Very true, especially with a new councilor for the ward like Parthi. I doubt he will fiddle with anything this late in the game. But he has been known to do some strange things

    Toronto Scarborough Junction Masterplan | 188.3m | 58s | Republic | Giannone Petricone

It should get adopted by council next week. Ordinarily, that would turn a formal OLT hearing into a settlement hearing (if all the lawyers/witnesses are ready) - which should wrap up in a matter of hours since it does not look like there is any major opposition to this anymore.

The OPA and zoning is being settled at with the city - https://secure.toronto.ca/council/agenda-item.do?item=2024.CC14.10 If 685 Warden is any indication, this will likely be approved around the 5 FSI range. Confidential attachment not yet made public.

    Toronto 15 Charles East | 216m | 66s | Republic | Arcadis

Sorry, are you referring to the payless shoe store at the corner of Yonge-Charles? That building is not owned by Republic or Silver Hotel Group and is not part of this project. Though I've heard rumblings about a tower being contemplated there by KingSett from a few lawyers. Last I recall, they...

    Toronto 10 St Mary | 197.73m | 60s | Mattamy Homes | a—A

Once Kingsett got 510 Yonge settled in 2022, the angular plane has not really not being adhered to by anyone anymore. 645, 646 and 699 Yonge, and 15 Charles not following it. I understand 15 Charles settled with city last fall cutting right through the angular plane, but maintained the angled...

    Toronto 80 Lynn Williams | 143.5m | 43s | Collecdev-Markee | gh3

Interesting observation from folks on twitter regarding tower floor plate size. If you account for 1.8m corridor widths, you're left with about 13.87m of saleable space - roughly about 6.9m for each unit. Which is actually somewhat reasonable. It's not ideal since most of your units may end up...

    Toronto The Jasper | 23.25m | 7s | 211 Gerrard East Inc | COMN Architects

That's fair that Ramsden isn't under the same level of threat, but Jesse Ketchum for example is - also a protected park. And they allowed a lot of shadowing on there in recent years. All I was saying is that I am seeing the City being a bit more permissive when it comes to shadowing on parks...

    Toronto The Jasper | 23.25m | 7s | 211 Gerrard East Inc | COMN Architects

I'm not going to comment on the built form, density or value of sun protected parks, but isn't Ramsden Park also considered a "Sun Protected Park" in TOcore, like Allan Gardens (Except that it doesn't have a SASP associated w/ it)? And the city has recently taken a surprising, but welcome...

    Toronto 808 Mt. Pleasant | 118.9m | 35s | Reserve Properties | Sweeny &Co

The OLT order was issued in summer of 2022 with the City's bylaw following in Sept 2022 - https://www.toronto.ca/legdocs/bylaws/2022/law1208.pdf. I understand that you cannot go back to the city to open up a rezoning within 2 years of securing your original/initial zoning approval, which would...

It cannot be more than 400/500 square feet if I'm being honest. I walked by yesterday, but unfortunately didn't get a chance to snap a pic. I'll try and get one next time I'm there and share w/ the group

    Toronto Grainger | 124.5m | 40s | Fitzrovia | Turner Fleischer

This site saw demo/utility disconnects/site work activity late least year and early 2023 - but since the summer I have not seen much going on. I do wonder if Fitzrovia is a little overleveraged considering all their projects at the moment (or they are taking a short break here to focus on other...

Yup. I think they spent over $30m on the assembly at roughly 125K SF GFA. So high $200/buildable. I assume they'd be looking for north of $300/buildable to make their money back and a bit of profit

Canada Life Building 344 University Avenue (?, ?s, GWL)

The urban design guideline for the area is actually from 2004 as shown in the footer of the PDF. Which makes it even more out of date and probably redundant today given the changes the area has experienced as of late, including TOcore (despite concordance requirements by the city) 2017 is the...
