    Corktown

Did my PDI at Corktown District 569 King builiding today. WAs prepared for the worst based on historical experiences other friends have had with Streetcar but it actually was a good experience. The unit looked as I expected it to look (third condo purchase so getting good at it now! :) Minimal...

    Downtown Porsche (64 Parliament St , 2s)

I am a purchaser at "The King East" and I must say I am dismayed. I supported the idea of a dealership and had grand delusions (obviously) of something as nice looking as the BMW dealership off Broadview. This sbuilding will not interact whatsover with King Street from the looks of it and it is...

    Corktown Lofthouses (Gilead Investments, 2s)

I've been in love with this project since it launched in 2006 and am sad that I didn't have the $$ to purchase. Oh well. However, drove by this project last weekend (I frequently cruise the Corktown neighbourhood for kicks!) and decided to take a trip down Gilead and gosh these are stunning...

550 Wellington West (Freed Developments) - Real Estate -

550 Wellington Rosto, I am so sorry to hear of all your troubles with your unit. Having bought pre-construction units in the downtown core three times now, I too have encountered problems - but minor ones though - that did end up gettng fixed in a reasonable time frame. Your issues sound...

Thompson Residences (Freed Developments) - Real Estate -

Freed Unit Rosto, Very sorry to hear you are not happy with your unit. May I ask what the problem(s) are? I haven't purchased anything with Freed personally but know several people who have, and for the most part - have been extremely happy with their units (and ROI!). I wouldn't mind...

    Condo Purchase for Investment

Buying off Plan I have a question. I have purchased off plan with the intent to sell on occupancy at (hopefully) a profit. The question is, can I sell on occupancy or do I have to wait for the building to be registered? I'd love to hear from anyone who has done this before. REG

Which projects are most likely to get cancelled?

Urban Dreamer, yes I echo your sentiments - the UT site does seem a little slower than previous months. Could be the recession I suppose - people worrying about bigger things than blogging I suppose!!

    Career in Real Estate Industry

Mortamer, One other thing on the real estate courses. I have heard from several agents that some brokerages will PAY for the Phase 2 and 3 courses in exchange for the student to sign on and work with them. Perhaps that may be what you are hearing. In any case, its not a requirement for...

Thanks Observer Walt, I think you pretty much summed up the deal with the courses. Sounds correct to me and is synonymous with what others have told me.

    Career in Real Estate Industry

Mortamer, Yes, definitely not true. I'm in Phase 3 right now and not employed by any real estate brokerage. I also think that once you finish Phase 3 you can apply to any brokerage and be employed (once you get the licensing from RECO). However in the first 2 years you have to do the...

Which projects are most likely to get cancelled?

Rocky, The fact that I hadn't heard of it orried me a bit. But if you say the marketing hasn't been good, well that explains that. Monarchare fairly solidly backed I think. That being said, I believe the parent company, Taylor Woodrow in the US is probably suffering badly in the home crisis...

    Career in Real Estate Industry

Mortamer, I'm not sure what you mean by "take all three"? In order to practice real estate as a licensed agent, you need to be employed by a real estate brokerage. If you're asking if you can be employed by 3 brokerages at one time, I'm not sure of that answer but my guess would be no. I'm...

Which projects are most likely to get cancelled?

Rocky, Not familar with those, where are they located?

    Career in Real Estate Industry

Well said livdb, I'm pretty passionate and will see my courses through. And i agree, this may be the best time to enter into the market as an agent. There will be plenty of time to learn the ropes and the skills necesssary to really be a good agent. The money part will come in time.... REG

    Career in Real Estate Industry

Yes, I think the "working hard" part is the key. Its been pretty easy for the past 10 years (or so I am told), so now the "real" agents will probably succeed in this market! REG

    Career in Real Estate Industry

Thanks a lot for your insight. Yes I currently work f-t in another industry and will likely try it out on a p/t basis to start and take your advice, get to know who's who and establish some solid connections before making this a f/t thing. I have heard that the numbers are not so good right...

    Career in Real Estate Industry

Hey Mortamer, I'm taking courses now but have been over the year or so and now am wondering if it was the right decision. Not sure if now is the time to dive in....but also looking at the other side of it..maybe now is the best time to get in - trying to look for the silver lining...

Toronto The King East | ?m | 15s | Lamb Dev Corp | Core Architects

Also, if anyone knows a link where I can go to find out more about the Porsche dealer land swap - I'd greatly appreciate it. Anyone know what's happening with the abandoned strip of brick retail housing on the south east corner of King/Parliament? There appears to be some kind of convenience...

Toronto The King East | ?m | 15s | Lamb Dev Corp | Core Architects

I called the Sales Centre yesterday - Its February and they're still quoting 50% sold - so probably not much sales (if any) in the past 3 months. ALso, building completion date is set for October 2010. Obviously won't happen but wonder how long it will take before they revise that...

    Corktown

I've actually heard (and maybe I read too) that the first phase in the River City Development to the south of King and to the East of St. Lawrence is going to be Affordable housing...so not sure how many levels it is but I know that it's all documented in the precinct plan. I'll take a look...
