    European Appliances - worth it?

One potential buyer's perspective (not necessarily educated): if everything were exactly the same except the appliances (and you wanted to charge me more for European-style appliances), I would pick the unit with "standard" appliances thinking they would be easier and cheaper to replace should...

    Toronto Murano | ?m | 45s | Lanterra | a—A

Congratulations! Did you manage to negotiate to under $400 sq.ft excluding parking? That'd be a real steal compared to the ones going for $700 sq.ft. haha. My friend was able to get a unit there for that price, but earlier when things were all doom and gloom in the real estate market.

    Downtown Yonge

The raised sidewalk areas with the trees in front of Canadian Tire and Best Buy are a bit of a safety hazard. You cannot see that they are raised! - especially at a distance. Mainly because the concrete sides are on a small slope and blend into the surrounding sidewalk. I have seen MANY...

GTA May Resale Housing Sales Higher Than Last Year

Reminds me of stats! My prof said median values better reflect the true middle (unless we're talking about shoe sizes, then mode is better). Thank you - that will be $5000/year. When you have the time, can you do the same thing using median values? (don't know if it would make a difference...

So, um, when are condo prices supposed to drop again?

I'm the first one to admit that I am relatively ignorant about real estate. But good lord, this won't actually sell for that price, right? I guess people can always list property for whatever price they want though. From the listing info: Brand New, Never Lived In Luxurios Condominum...

So, um, when are condo prices supposed to drop again?

When I was looking around earlier in the spring, there were some assignments at Murano. I don't understand the whole process (and it seemed too complicated for me to want to participate) but some sellers walked away with a respectable profit if they managed to sell. Buying via assignment...

Isabel Bader Centre for the Performing Arts (Queen's, Kingston, Snohetta)

I guess this and the new Queen's Centre are responsible for all the "development fees" I was charged as a student? I'm sure it will turn out nicely, but I'm saying no to financial support requests from the queen's telemarketers.

    Toronto Motion On Bay Street | ?m | 29s | Concert | IBI Group

Recent article about rentals in the city, with mention of the former Two City Hall site. Don't know how I feel about rentals - I guess if they are nice and higher-end, it'd be acceptable. (To be fair, in my mind, I'm picturing the stereotypical awful older rental buildings....) RENTALS...

    9T6 (96 St. Patrick St., Camrost-Felcorp, 18s, Atkins) COMPLETE

Wow ~ was that before the building registered? I hope you have made friends with your mother's friend! Seems like they have good connections...but then again, they might scoop up all the fantastic deals before you get a look.

    9T6 (96 St. Patrick St., Camrost-Felcorp, 18s, Atkins) COMPLETE

I'm looking for a condo too in the downtown core (to live in, not purely for investment purposes). Came across this listing for 9T6 St. Patrick - it's a little too costly for my budget :( As usual, the listing gives very little useful information. No photos so far.

    historical real estate prices

I wish we had access to the MLS system that realtors use to do their research that shows historical list and sale prices for specific properties! Some listings sold before I even had a chance to see them, and I'm really curious as to what the final sale price ended up being.

One City Hall Condos (Diamante, 16s, Hariri Pontarini) COMPLETE

If there is a deli section/lunch section, it could always attract municipal workers at City Hall. Probably cheaper than grabbing a salad at Fresh, and healthier than eating out in the food court or at restaurants. That's what I like to do anyways. Are there any new plans for the parking lot...

Greater Toronto REALTORS® report 8,107 Resales in April

I think the number of new listings has increased noticeably in the last few days. (at least when I'm browsing mls for downtown - not a really good sample, I know). Perhaps sellers are coming out because of the relatively good RE news. Just like some buyers, I'm sure there were sellers sitting...

    Condo Upgrades

I've always wondered up the height premium when it comes to resale. Is the increased ceiling height premium (e.g. 8 to 9 feet, or 9 feet to 10 feet) recoverable when it comes to resale? What about the $1000 per floor height premium? I see a lot of resale condos right now where suites on...

    Condo Upgrades

Aside from getting it done for a better price, the main advantage I see in having a white-box is getting to choose the finishes and craftspeople you want. Builders often only let you select from a small number of choices, and it's a hassle to negotiate for something else.

    Family Sized Condos

I also thought you were only talking about the Toronto downtown core as well.

    Family Sized Condos

One million plus dollars is not exactly overwhelmingly "family-friendly" to a lot of people. However, I do know that a lot of very "international" families are also very "riche" :o) Even though it is slowly changing, many people have always imagined a big house with a big yard for their...

    Sellers get real

I guess it all depends on perspective and expectations. I'm definitely finding it more difficult than I thought it would be to buy a place, but I think things are looking better after I clarified (i.e. sacrificed on) some points and bumped up my budget a bit. Some sellers are lamenting that...

Combined Sales Tax Could Cost Homebuyers Thousands

If you don't understand Chinese, here's a link to an article talking about this "white box" issue.
