    Toronto St Lawrence Condos at 158 Front | 91.44m | 26s | Cityzen | a—A

A pharmacy here wouldnt be bad I suppose. Beats another furniture store :P

Toronto George Condos and Towns, Leslieville | 30.17m | 8s | Rockport Group | RAW Design

The scale of the development and in particular retail here is just about perfect. I'd love to see this style of midrise all over major avenues across the city.

    Toronto St Lawrence Condos at 158 Front | 91.44m | 26s | Cityzen | a—A

Assuming there is retail, any thoughts on what it might be? The double floor lobby heights limits the tenants that would lease here.

    Toronto The Well | 174.03m | 46s | RioCan | Hariri Pontarini

Thanks for the answer. Makes sense. I guess with that knowledge I'd probably prefer perfectly clear glass but that's a personal thing.

I'm sure its been answered before somewhere but is there anything that prevents developers from using yellow, red, purple, etc glass? Why green and blue every single time?

Toronto Ontario Court of Justice Toronto | 95.7m | 17s | Infrastructure ON | Renzo Piano

Even in a sea of blue glass structures in Toronto, I've got to say I really like the way this is turning out.

    Toronto 950 King West | 50m | 14s | Intentional Capital | Sweeny &Co

Maybe i'm off base here but this building proposal looks absolutely ridiculous. 0/10. I'd rather the building be restored and left alone or demolished. This is the the worst of all worlds.

What's with the boxy infill houses?

    That's the spirit haha.

    Toronto Bauhaus Condos | 110.9m | 32s | Lamb Dev Corp | a—A

I've always found this building quite handsome. Good addition to the neighbourhood.

What's with the boxy infill houses?

I don't actually love them. What I'm happy about is that people are coming to the realization that they're being built solely to take advantage of artificially inflated land prices. I'm hoping this lights a fire under people to reimagine zoning across the entire city. Until that happens, I...

    Toronto First Parliament Site | ?m | ?s

Does this mean that we shouldn't expect anything to be built there for 5-10+ years?

What's with the boxy infill houses?

They boxy style exists because its an attempt to maximize the size of what can be built due to archaic zoning. Personally, I'm a big fan of these homes that destroy neighbourhood "character" (code for "I got mine"). Fingers crossed that we got more of this.

    Zoning Reform Ideas

Moving away from zoning change ideas for a minute, what does everyone think it'll take to actually have some of these substantive changes made to zoning by local government? Part of me feels pessimistic that we'll continue to zone up one block at a time.

    Zoning Reform Ideas

I love this idea. Simple but could be effective. The only change I'd make is to say 50% to 300% or so. Even a 100% increase on a lot that held a single family detached home would only produce minimal impact.

    is racism common in Toronto?

Disclosure: Grew up in Toronto and am biracial (black / white). Firstly, I don't think we can consider racism as a binary. Racism exists on a spectrum of more or less racism. Toronto, when compared to most (all?) cities on earth, is one of the least racist places you can live and work. Like...

    How to solve homeless issue?

    - Agreed on co-ops! As someone who lives in the St. Lawrence Market area, I absolutely love the co-ops in the neighbourhood. More co-ops is always welcome. Anybody advocating for more will get my vote. Perhaps co-ops can be an AND and not an OR in this situation. Your criticism is valid but...

    How to solve homeless issue?

I agree. I'm glossing over mental health since I was giving more of a housing oriented discussion. You're right that we need to tackle mental health directly.

    Zoning Reform Ideas

Of course I was being hyperbolic. I'm just frustrated with the planning decisions we make in this city. Obviously building a 40 story building next to a single detached home is a bit aggressive. However, why aren't we rubber stamping 4-8 story developments next to a detached home? With materials...

    How to solve homeless issue?

Disclosure: Grew up in Toronto Community Housing (20+ years). Currently own a condo downtown. In my mind, the only way to address homelessness long term is to enlist the private sector. Government should get out of the business of building homes / shelters that are strictly for the homeless and...
