When do you merge in a merging lane?

Thread revival! Well, as I continue to drive in this city, it still appears as though the whole concept of the zipper merge is still lost on many people. The National Post today just published an article on this very subject. Hopefully it encourages drivers to be courteous, efficient and...

What Toronto neighbourhoods had the best ROI in the last 20 years?

Nice info. Based on those compiled stats, the top 3 neighborhoods would be: 1. Greenwood-Coxwell 2. Woodbine-Lumsden 3. St. Andrew-Windfields I can't say I'm surprised by any of these, to be honest. The first 2 have been largely due to significant gentrification over the last 15 years while...

    I'm buying a new condo

More questions arise: How much are similar 3-bdrm units in that building selling for? Is that condo listed on MLS/Realtor.ca? Is there an offer date? Are you using a realtor to buy or are you going direct? How much are similar condos to the one you own currently selling for? Are you listing...

    Sears Canada (1952-2017)

At this point, with Sears' latest holiday e-commerce delivery hiccup, one surely must feel bad for this "shadow of its former self" retailer. Quarter after quarter, we hear their earnings decreasing, their revenue decreasing, their net losses increasing. We all figure it's only a matter of time...

    Sears Canada (1952-2017)

The couple of times that we ordered from Walmart.ca, the package arrived within a day or so too. We were pleasantly surprised.

At what point do you place the "heart of the city"?

There's no one definitive answer but as far as Google Maps go, I use "Toronto, ON" too, which essentially does put you right at City Hall. That said, I don't necessarily define that as the unequivocal heart of the city though.

    Toronto Ridiculous NIMBYism thread

And another one... Parents near Esplanade surprised by new drop-in centre Community centre adjacent to public school to provide overnight spots on the floor for the homeless starting Dec. 15. https://www.thestar.com/news/gta/2016/12/09/parents-near-esplanade-surprised-by-new-drop-in-centre.html

    Woodbine Centre

Based on their apparent delusion of grandeur, they will probably make it compete with Canada's Wonderland.

    Baby, we got a bubble!?

As usual, here are some select key TREB stats for November 2016. From one end of the spectrum (detached single family) to the other (condo units): http://www.trebhome.com/market_news/market_watch/ Detached Houses City of Toronto - average $1,345,962 / median $1,020,000 Toronto West - average...

    Toronto Park Towns Bayview and Sheppard | 13.41m | 4s | Broccolini | CMV

^ Great update. The last time I drove by a month or so ago it clearly wasn't near completion yet. I'm actually pleasantly surprised that not only is the building done, but that M.E.C. is actually open.

    Woodbine Centre

I am convinced they took the original Woodbine Center grand opening template from 1985 and just edited the text and maybe a few photos.

    Toronto Ridiculous NIMBYism thread

Here is the full URL for those that don't want to manually type in the short URL: https://www.change.org/p/jennifer-keesmaat-prevent-new-condo-development-at-5-7-9-dale-avenue-in-rosedale Out of curiosity, if it is apparent that this proposal will clearly breach zoning by-laws in this...

    Planned Sprawl in the GTA

I actually wonder how long before advocates start pushing for the "detached only" zones to be opened up for high-rise development.

    Toronto Ridiculous NIMBYism thread

I'm sorry but that won't be satisfactory. The city clearly needs to eliminate this street car altogether, ban new buildings which might create shadows, and fine children who play too loudly in parks. [/sarcasm]

    Toronto Ridiculous NIMBYism thread

New relief street car is put in that screeches around a tight turn. Resident complains and likens it to an outdated form of government torture. TTC acknowledges the complaint and tried to remedy the situation. TTC says new streetcars should fix the squeal. Resident is a streetcar expert and...

    Baby, we got a bubble!?

New month, new stats. Some of TREB's monthly figures for October 2016. http://www.trebhome.com/market_news/market_watch/2016/mw1610.pdf Detached Houses City of Toronto - $1,303,339 average / $988,500 median Toronto West - $1,019,336 average / $830,050 median Toronto Central - $2,086,362...

    Woodbine Centre

Very interesting development plan. I'd be really interested to see how this rejuvenation pans out. This mall is in dire need of some aggressive rehabilitation.

    Toronto Ridiculous NIMBYism thread

I came across the development application last updated Aug 2016 which includes some good supporting documentation (sun/shadow study, greenspace, noise impact, etc.) on how this extension would really affect this woman. I don't think this is as dire as she makes it out to be...

    Toronto Aura at College Park | 271.87m | 78s | Canderel | Graziani + Corazza

^ Precisely. It's not a throughfare. It's a place people mistakenly wander into before abruptly leaving due to the depressing nature of the environment. Maybe they should turn each unit into an AirBnb or Tokyo-style capsule hotel where travelers can keep their stuff, sleep, relax, etc. 250 sqft...

    Toronto Aura at College Park | 271.87m | 78s | Canderel | Graziani + Corazza

Unfortunately, due to the size (250 sqft is it?) of most of the units, it's just not conducive to any significant retailer. I agree in that you almost need an investor to buy up a whole wing and consolidate them into one. Of course, if that business model at this location made obvious sense, it...
