    miWay Transit

Why can MiWay provide "free" service between Kipling and Islington to residents coming from Mississauga? I understand there are people who work there coming from Peel region, but that is true for a lot of areas in Toronto, and they don't get the second fare free.

    Beamish-Kipling-Bloor Future Development site

Aren't the existing heights on nearby Viking Lane over 100m? Why would they go with lower heights with a better planned/pedestrian streets, and a huge NEED for more housing. Does not make any sense to me. This is where Eau Du Soleil heights should be, on the subway. Not where there is no...

    Toronto The 9Hundred | 71.6m | 21s | Harhay | Core Architects

Just east of this is the intersection of Eglinton/Eglinton and the 401/427 off/on-ramps has got to be one of the worst traffic configurations/congestion spots in the city. I've spent what felt like hours there.

    Toronto Westlake Encore | 146.3m | 45s | Onni Group | P + S / IBI

I cannot imagine drop offs and pick ups here. Going to be a nightmare. People better be walking to do this.

Public space as opposed to park space in that yellow area hopefully. There is a ton of park space at the HBS Parks.

That building (Fronting Park Lawn) finally says "Leased". Anyone know what it is? The early rumours (last summer) varied from BMO moving there temporarily while their property gets re-develooped), Jack Astors, a day care, etc. Anyone know what it is?

    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

    1. I live in the area. Much of the traffic problems stem from having to make a left turn onto the Gardiner Westbound from North Park Lawn. I've said this before, but the city needs to expropriate Food Terminal land to make an onramp from the right hand lane so as to eliminate the need to turn...

    Toronto 2189 Lake Shore West | 195.97m | 59s | Marlin Spring | Wallman Architects

How far back does that property go? To where the gas station ends? Or is the old Eau du Soleil presentation centre property included?

    Toronto 1306 The Queensway | 113.3m | 35s | KingSett Capital | Giannone Petricone

Just a correction to the original poster. Currently at this site are Hyundai and Mitsubishi dealerships, not VW and Audi.

    Toronto Eau du Soleil Condos | 227.98m | 66s | Empire | Richmond Architects

Anyone find a retail leasing site plan for this? Should be something moving in soon.

    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

The City also needs to expropriate land from the Food Terminal and make access to the westbound Gardiner from the right hand lane of Northbound Park Lawn. The traffic trying to turn left onto the Gardiner is backed up to Lake Shore every morning and already takes 10-15 minutes to move a few...

    Marino's Dealerships (630 Kipling, 4s, Eightspace)

The Honda and Subaru are open. The Former Audi at Kipling & The Queensway is now Hyundai Queensway (assuming the former Marino Hyundai on Lake Shore). Not sure when Jaguar/Land Rover will move over.

    Toronto Eau du Soleil Condos | 227.98m | 66s | Empire | Richmond Architects

That first picture does a good job at describing the behaviour of people on the trails around the area. People walk 5 people side by side and get angry at you when you ring your bell on a bike and tell you to slow down.

Roads: Six Points Interchange Reconfiguration (City of Toronto, UC)

Not the right area. If he were to get a street name, it should be in Rexdale, the area he represented as councillor not in/near posh Kingsway.

    Toronto Eau du Soleil Condos | 227.98m | 66s | Empire | Richmond Architects

Walking by, seems like it is going to be many smaller retail units as opposed to one/a few larger tenants like we've seen at Westlake. Is the second floor supposed to be retail too?

Waterfront Transit Reset Phase 1 Study

I don't know any areas as dense as this one that don't have direct access to rapid transit. I also don't know of any other areas within the same distance to downtown that take 1h+ to move only 10km. I'd curious to hear about what other areas you are referencing that not only have it worse, but...

Ontario Line Extension West of Ontario Place (Speculation)

I'd prefer if it continued west, to Roncy then over to Park Lawn. If we are getting a subway to Ontario Place, the Waterfront West LRT probably won't ever happen.

    Toronto Station Place | 134.72m | 40s | First Capital | Diamond Schmitt

This area is too upscale for a No Frills.

    Toronto Verge Condominiums | 60.3m | 17s | RioCan Living | Turner Fleischer

I like the design. I'm glad they aren't going with supertalls here. Good way to build The Queensway as a pedestrian friendly avenue.
