    North Oakville

Pictures were taken during a bike ride today (Monday, March 22, 2021) between about 5pm and 6:30pm. Weather was approx. 11-14C (51-57F) and sunny. Isaac Park (attached to St Gregory the Great Catholic School) Shops on Preserve Drive Walkway along Preserve Pond Kaitting House Parkette...

    Oakville custom home architecture

@SunriseChampion not sure if this is a shift that has happened everywhere throughout the GTA, but around a decade ago, builders have largely switched from using Oriented Strand Board to real plywood in SE Oakville.

My family nick-named that last one "Petit Trianon".

    Oakville custom home architecture

Some of the more generic designs from the earlier stages of the custom home boom. 90s? Early-mid 00s (pre-2007) 2011

These ones are better examples of what you're describing from Rafauli imo. Backyard of the house above seen from a public walkway.

I think he's been upping his game though, like I think he definitely did a better job pulling off the opulent look for the house he designed on Chartwell than the one he designed on Lakeshore. I can try to remember to take a picture of those next time I pass by.

    Oakville custom home architecture

I don't know enough about different construction methods to tell myself, but I posted a streetview of the first house while they were working on the cladding so maybe you could tell what they were doing from that? The home was built by the same guy that did Drake's house. Is his house precast...

    Oakville custom home architecture

This is the first one under construction so I assume so. https://www.google.ca/maps/@43.4591958,-79.6613762,3a,60y,208.92h,88.77t/data=!3m7!1e1!3m5!1sHq6G6la6ubugTwZPCVkiXg!2e0!5s20090701T000000!7i13312!8i6656 You don't like aesthetic or you don't like the functionality?

    Planned Sprawl in the GTA

Mining underground is far far more expensive than open pit though. You might do it for gold or other expensive commodities where you have to go extremely deep to reach the ore and going open pit would involve removing 1-2km worth of rock above the ore that is of no economic value and is merely...

It was and still is the garage. https://www.google.ca/maps/@43.4567948,-79.6699231,3a,60y,193.85h,89.81t/data=!3m6!1e1!3m4!1slBuJvc8bM5crf6zt-VZu2Q!2e0!7i16384!8i8192 I guess they didn't want to put larger windows that would allow onlookers to peer into their garage, but they also didn't want a...

    Oakville custom home architecture

The first of these was designed by Ferris Rafauli who designs a lot of very extravagant looking homes in SE Oakville. The other two might've been by him too since they're in a similar style but I'm not sure. These also look like they used slate roofs.

    Oakville custom home architecture

Yeah, I think it's one of the better neo-traditional style homes in the neighbourhood. Another picture from a slightly different angle.

    Planned Sprawl in the GTA

Well, I think with these limestone quarries you're not mining a seam, you're just mining the entirety of the bedrock. Just gotta remove a few meters of top soil and then you mine everything as far as your property line and/or regulations allow you to go. The other thing though is that right...

    Planned Sprawl in the GTA

The downtown intersections were mostly busy arterial streets, Yonge, Bay, King, Queen, Bloor... so typically 2 lanes in each direction. The suburban arterials were also mostly roads that were 2 lanes in each direction, however, they had left turn lanes, right turn lanes and a small concrete...

    Planned Sprawl in the GTA

Well, there's definitely a very very big difference in pedestrian casualty rates between outer suburban major arterial intersections with low pedestrian counts and downtown intersections with the highest pedestrian volumes. Using the data from these pages...

    Planned Sprawl in the GTA

I think this was a friend/relative's neighbourhood that he was visiting. Suburban arterials are definitely not nice pedestrian environments, especially their intersections. The main problem is drivers not paying attention to pedestrians (even if pedestrians have right of way) when they make...

    Planned Sprawl in the GTA

According to google maps, and depending which end of Santa Barbara Pl you're walking from, there is... A small strip mall that includes a convenience store and 7 other businesses a 11-18 minute walk away at Astona & Weston. A second strip mall with a convenience store and 5 other businesses a...

    Planned Sprawl in the GTA

What part of Vaughan? That seems rather unusual. Most neighbourhoods around Rutherford have a grocery store within a 10-20 minute walk.

I'm also seeing more neo-traditional homes using white (or very light coloured) siding again which is something that's been out of fashion for a while here.
