    That's one of the reasons the city is getting inferior design and subpar materials. Too many buyers, not enough supply. There is no incentive to provide nicer builds. It's going to sell, no matter what you put up.

    Fall is the best time to plant trees. The root system will continue to grow, as long as the ground is not frozen. The trees are not in the growing mode above ground, so they concentrate on the root system without stressing the tree as much.

    Maybe, just maybe, this is a preliminary design which will evolve over the next few months. It's not as slick as Cresfords, but there is still time to refine the exterior. It does appear though that ceiling heights will be shorter. 8' ceilings seem so confining, i can't imagine that happening.

    What are the odds this gets approved for 75 & 78. Ask for this height, settle for 60 & 65, applicant is happy for the height increase, and the city is happy to get the reduction in height. Not an unusual scenario over the years.
