    Toronto Social at Church + Dundas | 164.89m | 52s | Pemberton | RAW Design

Yeah, this is a super weird detail. When I was walking underneath on a rainy day, I had to put down my umbrella to prevent it from hitting the top. They have them positioned really, really low.

    Toronto The Saint | 151m | 47s | Minto Group | Wallman Architects

Don't forget: Axis (411 Church) - 121.9m Stanley Condos - 138.37m 365 Church - 102.1m Alter (355 Church) - 107.8m I'll point out too, the first of this entire list wasn't completed until around 2017 or so. That is to say, none of these 12 buildings that have been completed or are under...

    40 & 50 Alexander St. and 55 Maitland Street - Village Green, Greenrock. 19s, 19s, 30s.

I have no inside info, but doesn't look like they've been sold yet. If you refer to my previous post, for multiple reasons it's highly unlikely they'll be demolished and redeveloped.

    Toronto Concord Sky | 299m | 85s | Concord Adex | Kohn Pedersen Fox

I don’t think we’ve seen actual photos of this one in a while. Taken today. Project is just about at grade.

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

'Walked off' implies this was not an amicable handover, I take it.

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

In passing by earlier today, all of Ellis Don’s signage has been removed and replaced with Icon West Construction signs (which is Westbank’s internal CM). Now, of course there’s a million possible reasons for this change — maybe they were always meant to take over at this stage.

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

Early this year Westbank was having a dispute with the GC overseeing one of its Seattle sites. They placed a $50.1 million lien on the property. So, it's possible they've been having some general financial difficulties for the better part of a year...

    Toronto 8 Wellesley | Residences at Yonge | 182.15m | 55s | CentreCourt | Arcadis

199 Church, Prime Condos, West Line Condos, and Forest Hill Condos are other developments by Centrecourt that use a similar design -- black and or white aluminum panel. I suspect they bulk purchase materials for more than one building at a time -- which is why a lot of their projects happening...

    Toronto Yonge at Wellesley Station | 129.2m | 41s | Plaza | BDP Quadrangle

Some new fencing going up, and excavation equipment delivered here today. They still need to get rid of the foundation from the previous buildings just before shoring begins.

    Toronto Mirvish Village (Honest Ed's Redevelopment) | 85.04m | 26s | Westbank | Henriquez Partners

I also think it's hard to say who's truly responsible for the delays too -- I believe Westbank is using Ellis Don as their CM for this project, 19 Duncan and King Toronto which is also behind schedule. So, that may be a factor. That, plus these are all 3 big projects for Westbank, happening...

    More cladding popping up.

    Toronto 8 Elm | 218.2m | 69s | Reserve Properties | Arcadis

And here it is, fully assembled. It’s kind of funny how gigantic and awkward it looks in comparison to its surroundings when you’re walking down Yonge street.

Hard to get good angles here, but crane is going up today!

Likely, not that many. According to their financial projections, the receiver is going to burn through nearly half that amount by January 2024 alone... Evidentially, something more permanent will obviously have to be worked out (or is being worked on), if this project is to actually get...

    Toronto Yonge at Wellesley Station | 129.2m | 41s | Plaza | BDP Quadrangle

Work trailer moved on site today. As well as on site visits by TMG Builders last week and this week. Looks like construction here is imminent.

    40 & 50 Alexander St. and 55 Maitland Street - Village Green, Greenrock. 19s, 19s, 30s.

According to an article on these properties in Renx, current market rents are about 43% higher than in-place rents for these buildings. Additionally, only 30% of the units have been renovated since 2014. All of that is to say, there's still a lot of value-add opportunity here for a...

    Niagara-on-the-Lake White Oaks Village | 90.6m | 25s | White Oaks Resort & Spa | Giannone Petricone

This is really good context. I had no idea there were plans for additional development in the area. It makes sense though, as there's a lot of underutilized land in this part of town.
