I noticed on Realtor.ca that about 20 units are available for rent. I'm sure a bunch of investors are a little nervous.

There may be an over-supply of rental units downtown now.

I certainly don't think there's an oversupply, but when market rentals first go on the market they're typically the most expensive units in the area. 3-5 year old buildings are typically the best bang for your buck if you desire living in a new build.

A quad-plex across the street from me rented 3 of the 4 units quite quickly despite being far more expensive per square foot than our unit upstairs, because there's still decent demand. My wife has also noted that students are still somewhat struggling to find rentals.
