The Whitfield (Menkes) - Real Estate -

Sharing some photos, along with some thoughts:

- Common area/amenities - unavailable. PDI is strictly limited to my unit
- kitchen - mediocre size unless supplemented by an island
- Popcorn ceiling warning
- Elevators.- Fast. satisfied with their speed
- Washer/Dryer - mediocre capacity with 2.2-2.4 cu.ft.
- ISP is Bell Fibre 1.5Gbps, cost built into the maintenance fee at around $25 / month

Overall okay without major issues; Storage is definitely a concern on my unit (1bdrm+den / 2 bath) with only 2 tiny closets.

Thanks for sharing the photos. Our PDI is in Jan, so we haven't seen our unit in person yet. But based on the photos, we can't help but feel disappointed by the apparent quality.

Which makes me wonder at this point if anyone who bought at Whitfield was offered upgrades. I know I wasn't.
I plan on taking care of the stucco ceiling situation at the least (and waiting to hear back from Menkes)
 
Anyone did occupancy and expecting closing soon? I have been having trouble getting mortgage due to appraisals gap of around 300 K
Everyone completed occupancy in March and building is registered with closings scheduled June 2 and 3. There's nothing different about it than any precon sold at the time, people have to put more down to close.

Menkes actually offered people 0% occupancy interest for an additional 10% down so I imagine vast majority of people have already put down 30% before closing.

Thanks for response. How are people planning to fill-in gap of over 300K? I am creating WhatsApp group so buyers can share ideas or suggestions. Let me know if anyone is interested

I don't know if anyone has a gap that large, the bigger units are not down much it was about $1m for a 3 bed which is not down near that amount. The smaller units are down more but more like $150-200k, and most have probably put down $200k already to get the 0% occupancy interest so they need to but down maybe another $50k.

My understanding is, even if 200k is short, buyer has to come with that amount has in addition to the down payment of 20%•

Does anyone know if anyone defaulted?

Rbc is giving mortgage based on purchase price so there is an option to close the same as normal, preferred rates too 3.8% for fixed.
