They could.............but.

This site doesn't actually have its zoning in place, according to the AIC, no Site Plan either.

As such, if you're compelling any buyer to start fresh, you'll be accepting a much lower price.

I love it in Vancouver where they turn vacant lots (often waiting for construction) into temporary parks, communal gardens, playgrounds, or dog parks. Allied seems to be the type of developer who would be more inclined to doing something like this for the community.

There’s condo site up at Yonge & Rosehill that was made into a temporary community pickleball courts which is an excellent idea::

I’m guessing they are taking it down to prevent another fire or potential safety issues. It’s an eyesore so this is much welcomed.
Allied could transform it into a surface parking lot to create some revenue, though a temporary park or dog park (which Allied discussed a few years ago but never materialized) would be much better.

There are no active permits, aside from the one for demolition.
Allied is also financially challenged at the moment, so the answer is almost certainly no.
The likely reason why the company is demolishing this building is because the city essentially ordered them to do it back in May.
