It's all rentals and is the priority over the 3rd tower of design district. Skygrid has moved their office to the base of the 3rd tower in prep for demo of this site

If this project moves ahead in the immediate term, that would be outstanding news.
In retrospect, I realize that I saw temporary barriers and caution tape closing off the parking lot between the existing building and the house that lost part of its siding last year. I assumed, in the instant I passed the site, that the house would be receiving more substantial repair work and the parking lot would be closed off to permit that. Now I'm wondering if that was a preliminary step prior to actual fencing or hoarding being installed, assuming the project is at the pre-sitework stage (e.g. emptying the existing building, securing the site).

Drove by again yesterday and it looks like there is some excavation on the eastern portion of the parking lot, beside the house. Hard to say if its related to something larger.

Demo has begun. Word is this project will proceed before the third tower of design district (if it happens at all)

Is this the word from the site? I assume you are a worker on the Design District project?
I assume this building will be rental by Emblem?
Sidenote: I am incredibly glad the house with the horrific siding job is coming down. What an eye sore.
My dream would be that they have a lobby with some nod to the Gary Proctor building, and maybe even name the development Proctor or something.

Yeah im on site at design district. So I'll be providing birds eye photos of The Tivoli and this project from time to time. I believe this one is all rentals yes. There seems to be a few rental projects on the go in the area right now. James & Barton just put up a crane last week and Ferguson & Cannon i believe are doing shoring currently. Lots of activity

To get a demolition permit they have the have a site plan application which they only do if they intend to build. This was the intention of the new rules around demolition.
Of course, that's not a guarantee (see Rebecca condos), but Emblem seems to be serious about building things. Rental is still in decent demand in Hamilton and likely will be into the foreseeable future even if the condo market has collapsed for the time being.
