Unless you do a lot of work (or gaming I guess) at home, I'd be tempted to give up the optional den just to have more space. TV goes on the bathroom wall, maybe giving you room for a small kitchen island. Or a console table behind the sofa where you could possibly do your general computing. Personally with a smaller space, I find more open space preferable to a closed off den. But your priorities would be different (is there two of you, do you expect to have guests over often, do you WFH a lot, etc).
