    I'm curious about that as well....Tall Buildings Guidelines require a minimum tower separation of 25 m, this looks to be 11-12 m.

    Fair point....I didn't realize how small the floor area was. Tower separation is likely to be around 25m, leaving minimal room for development.

    Agreed, we will likely see an application here in the near future. Aside from the Environmental issues, separation distances to 57 Spadina and shadow concerns to the east, this site has great potential.

    It would have been nice to see the brick face maintained here. The King-Spadina HCD lists this property as a Contributing Property as well, so I'm surprised to see it being demo'd.

    The new renderings aren't great....you'd think these would improve for marketing purposes.

    Based on OPA 82, "no net new shadows are permitted on Moss Park as measured on March 21 and September 21 from 10 a.m. to 6 p.m"......meaning it wouldn't meet City shadowing policies.

    It will be interesting to see how this plays out. Hard to ignore some of these City staff comments: "The development as proposed uses a private road that doesn’t have sidewalks, staff said, as well as driveways that are legally too short to park a car."

    The former car wash. Found it interesting to see a portion of the development for a senior's residence: 209 residential condominium units and 59 senior retirement units.

    There looks to be only 1 underground parking level because of the high groundwater elevation. You would think it makes sense to bathtub and propose further underground parking instead of all the surface parking. The surface parking could be replaced with green space or further development.
